Hello everyone. Im somewhat new to the DG world of investors. I purchased Dean's books about 2 months ago. Ive been reading and building my knowledge so far. I want my knowledge to be very strong. I ordered the edge kit and have been getting my wife envolved Today I passed out 200 fliers on cars that were parked outside of apartment complexes. Im just focused on building my buyers list at this time. I will doing assignment of contracts to build capital. I just cant wait until REI is a piece of cake to me. I know if I dont give up that will be the ultimate turn out. thats how it is with anything you do for the first time. It seems hard or confusing at first until you do it enough times to get the hang of it. Well this is pretty much the intro my "FIGHT for the FIRSt..... as we take this journey we will see what the first will be.

Hey whats going on DG Family. Im here in this state of REI. I had to put on the blinders today as I realized is sometimes necessary when you have a goal in sight. Its like, for the moment(day), Im at a certain point in my journey where the percieved obstacles and my desire for the ultimate prize, stage a perfectly balanced fight and I actually get......nowhere.!? A man once told me that, "Success has no time limit", but I do not know if I really want to believe that or not. I understand that he was trying to say it comes on its on time as long as you keep at it! But I feel like there comes a point when you have to be able to make it HAPPEN!
Well I have not won this "Fight for the First" yet and sometimes it causes me to really reach inside. Dean's powerful exercise is called 7 Levels Deep if Im not mistaken. I feel like I must be missing a piece to the puzzle, but before I just go looking for the piece I must first know how it is shaped. (Dont worry Im not pyscho) I just say this to say, today I found myself looking back in my REI tenure to see what has worked for me and what has not. This gives me better clarity to the direction Im headed. I mean sometimes you just got to stop and clean your windshield if you know what I mean.
It was a weird day I must say, if Im entitled to those.
-I was home all day, and it rained all day. My wife went to the mall today and I missed out because of the rain. You know I was going to put out fliers on the cars. I think its suppose to rain tomorrow too. I guess I have to find something else to accomplish.
-Today I woke up to this First Time Home Buyer. I talked to her briefly and warmed her to the fact that I would have her talking to the Mortgage Broker directly. I also corresponed with my MOrtgage Broker and gave him the information for this young ladie's dad who she was attempting to enter the mortgage with. I arranged for the two of them to talk because she was really starting to wear me out with her million questions and her nervous state. Of course later she called me to say she does not feel the broker is fighting hard enough for her and how she is not as comfortable with him. OH boy you guys. This young lady is too excited and nervous and come to find out she might still have a long shot at qualifying considering her dads financial woes. She is making me feel like a REA or something. You know what thats what an agent is for. Never the less my Broker told me to let him deal with the mortgage questions for now on. I mean if she cant get qualified for a decent amout I really do not want to spin my tires on this one. My broker said they might could get a mortgage for like $180K but honestly you guys I am not seeing ready to move in 2 Family homes in the nice areas of Queens. I mean its probably like finding a needle in a hay stack to find that criteria even in a bad neighborhood.
-I set up the initial stages of my website today so starhomesolutions.com is officially getting the construction started. I guess you could say today was the ground breaking ceremony. I know having a professional and constant website will be important to my success especially in this day and time we live. Shoot....if I could put as much time into my own site as much as I do this one I might have a pretty hot site.
-I was reading jtbloggs journal today and I realized that I must get my ad in one or more of these local papers. My phone is still not ringing nearly as much as I need it to ring. It just lets me know that way more marketing is required. These soul searching moments and hours of understanding or OK if only you heed the call. The answers usually surround you its just up to us to act on the signs.
As I was thinking about this today I did get a call to my 1-800#. It was a guy who was inquisitive about the Finders Fee that I offer. He actually saw one of my Bandit signs. I told him what I do and what I could offer him and he told me he would be in touch with me by Wed or Thurs. We will see.
(That one call was the answer in itself. My marketing tools and tactics are working, the problem for me is that they are only geared to attract the 1 or 2 calls I might get per day. Its basically time to gear up and get more Marketing flowing in the communities. Its a simple equation: More Marketing = More Calls = More Leads = More Closings = More out of Life!......and look where it started from.)
-Well as you might have known or heard me say I put in some offers over the weekend with one of my agents from another agent. I call her today and she said that she just opened the email today. *First of all you guys personally Im so connected to my RE world that my emails come right to my phone, but even if not that, I must check my email everyday or I feel lossed, especially when I know every email I recieve has the potential to be a lucrative deal. None the less, she just realized I made those 4 offers today but then it gets juicy, her office has shut down due to her Broker's finacial woes. All I could say is "Woe" and "I will talk to you later"
Well as I was saying before, the answers are usually all around you, and I was searching today. Its not a state I like to be in, but sometimes mentally I have to go there. Well considering my dilemna with my agents over the past and present, there is one guy who has always been consistent, sharp, reliable, productive, and even a hard ball, and that is none other than my "Hard Ball Agent" I guess I deserved what I got because I should have never submitted those offers with another agent. But I did tell you guys why, cut me some slack...lol
I mean at of all the agents I have dealt with he is the only one that has physically gotten my offer accepted and contract delivered. (Remember that deal...the killer was no c/o) In cases like this he wants me to do all of my due dilligence and guarantee that I have a buyer for it before I make the offer. I mean its not a bad trade for having a kick ass agent because that he is. It would more than likely make me a stronger investor if I can pin point a deal before I even make an offer. Up until now I pretty much just get the FMV and go 60% below for my offer.
-For the other part of my day I read through a few forums on this great DG site, I played my keyboard, and basically searched for the anwers to my who, what, when, where, and How's of REI.

Hello DG Family! I hope everyone is enjoying their Easter. At least here in NYC the weather is beautiful. I think I will go to the Hand Car Wash today and give my vehicle a bath. Well I know its unlike me to not post my journal entries on a consistent basis, but it is what it is.......! I am still here though still fighting, but I guess you could say I took a moment for training. I do not want to fall into a trap of taking action that leads me no where. Now honestly I do not know if that makes sense because everyone successful in our DG Family will tell you that if you do not do anything TAKE ACTION no matter what! Lord knows I have been taking action but my stay in training will reveal whats working and whats not working and Why. I am also going to read Dean's "Profit From Real Estate Now" again and follow the action steps outlined. I know that with my new born lifestyle, the limits are definatley widened. I mean I have the time now to do whatever neccessary. With that outlook it will be interesting to see how I dissolve this info for the second time. I even have the edge kit from last year and I have not even viewed all of the videos. Believe it or not I have not even completed all of the courses in the Success Academy. I just got caught up and feeling good about having the ability to make things happen when there is obviously still more that I need to learn.
Well Im going to sit back and enjoy the rest of the day. Tomorrow is a new day and a new mind set for me. Something has got to give and this boot camp that I am going to take myself through should reveal the answers and remedies to the Fight that I have so much of a desire to win! I know deep inside alot of the knock outs that I look to score will come from Marketing, Marketing, Marketing. I have been busy in my past as you guys know, but not consistent. I say this basically meaning that my phone does not ring like it should and my 1-800# is not a hot line like it should be. Right now it is just a line. Im obviously not feeding it like I should and being that Im paying for it, Im not doing myself justice, because if I feed it, It will feed me. Advertise my brand, Market my Product. A guy in the No Money Newbies group named DogmanM said it perfectly when he said when it comes to marketing, he has been using a dropper to water his garden when he should should have been using a water hose. I think that is my problem too. We are not going to close on every deal that comes across our table, but if the leads and deals are coming consistently then you know someone is going to like your product, its just a matter of the law of averages at that point. From there you build more confidence from success and soon we will be doing this REI like its first grade math.
Dont get me wrong you guys I still have a couple of pots on the fire as I will never cut off the fire, but there are some questions that need to be answered and I would rather answer them sooner rather than later.

Hello DG Family! Today was a good day. The first words I heard this morning were from Dean Graziosi himself in his weekly video blog! I do not always listen to the blogs but I think I might get back to it. I feel that the REI God works in mysterious ways and you never know what Dean might say in his message that can give us that boost of RE fuel to propell us to higer heights. Gratitude is pretty much what he talked about and all I can say is Thanks Dean!
Hence the subject order my steps.....This is just how I feel now. This is REI is kinda of like keeping your house clean. When it is clean you feel good, you do not mind having company and everything works out smoothly. But the minute you slack off things seem to go hay wire, you cant find anything, clutter, cant breathe. WE all know it would not get this way if we just stay on top of things as we go like wash a dish if you use it, put away your clothes when you take them off, etc. Well thats how REI can be if we do not stay on top of our action items like making necessary phone calls, passing out fliers, riding the neighborhoods for vacant homes, posting craigs list ads, etc. If we do not stay consistent things will not seem to work and the answers may seem hidden when they are actually right there in our face. When we stay organized and order our steps, we naturally feel better about what we are doing and this brews a natural confidence that is needed when facing the world of REI.
I talked to my "bank connect guy" today. We are starting to get the fire going again. He says he has some properties for me. He also is suppose to connect me to a guy who knows how to get a $250K credit line for my clients that have an above 700 credit score. I need to get all of the details before I start to advertise this service. For some reason I get excited talking with this "bank connect guy" because he seems to consistently have something brewing for me. I know its just a matter of time before I get the satisfaction of the "TEA"!
I also re-listed my craigs list ads today. There are about 6 ads that I always use on a weekly basis. They pull in some calls so I stick with it. The callers do not always leave a message but like Dean designed it, it is an automatic sift and sort system. I know this is against the design but a caller called me today but did not leave a message on my 1-800#. What I did was call them back and come to find out the guy is looking for a Single Family home in Ozone Pk, Queens and has been Pre-Approved for about $325K. We talked for a while and I got all of the necessary info I needed. Now all I have to do is work with my Power Team to find this guy the property he is looking for. He wants to be in Contract by April 30th. Guess what guys I found a new strategy for the time being. Thats right even if people call my 1-800# and do not leave a message, I will call them back to see if I may help. Look what I would have missed out on today.
The highlight of my day was passing out fliers and posting them in different business in the town I live. It was so much of a highlight because I got the opportunity to do it with my wife. She had the day off and my daughter was with Grandma so we took advantage of this beautiful weather that we had today. We put them on cars, houses, laundry mats, bodegas, hair salons, chinese restaurants and on and on. It was fun and she looked she enjoyed herself. She took one side of the street and I took the other. Its like we were standing up to REI back to back and the fight was on. She is a very beautiful lady that God blessed me with so I was not surprised to see the guys come up to her and volunteer for a flier. lol Its all good though she was in full control. In an effort to order my steps, I think I will designate Monday the day I do this type of marketing so that I can better judge my Marketing tatcis on a week to week scale.
An agent that my short sale partner reffered me to is working with me to find a 4-5 Family property for 5 brothers and sisters sent me a few properties that fit their criteria today. Tomorrow I will give her a call and narrow the list down to the ones I think my retail buyer be interested in. Then I will set up a time to go view these properties with my buyer if he is interested once I send him an email in regards to the properties she sent me.
Im feeling good about my strategy for satisfying these end buyers because if you remember a few post back I mention my desire to target end buyers and that list is building. Its getting down to just finding the properties they want. If I have enough room, my hard ball agent even has the HML lined up for me to purchase and flip these properties. Again I just need to find the properties they will want.
I also got another wholesaler who is sending me FSBo deals my way. I also know FSBO deals will be the more smoother deal to put togehter being that the stipulations of the banks will not be there. The deal the guy sent me today was nice and everything but it was in a section of Brooklyn called East NY and this is not the most desireable. Instead of making an offer on this property myself I just sent out to my investors. Who knows maybe one of them will be intersted and respond. If they dont I will not be surprised as I said this is not the most desireable section of town. What the hell I have nothing to loose so I sent it anyway.
So thats what it is you guys. Im feeling rejuvenated and fresh starting this new week in my REI career and all I have in front of me is opportunity. If I order my steps in the right direction there is nothing that can stop me.

I guess I was getting jealous of the two of you having fun together with REI, so I had to take my wife out there with me too. lol A lot of the reason that I want to be successful in RE is to have the opportunity to fly here or there and do business with cool and like minded individuals. The sky is not even the limit anymore and right now Im having fun building this vessel that will take my family and I out there. AS a matter of fact there was a movie about a guy who built a Space in his back yard so he could take his family to the moon. lol You probably have seen it.
Phil whats going on man. Im still here striving towards the plateau of success. It did get a little quiet in your corner, but I was sure not to count you out. There is to much of the serom that they call determination that runs through your veins. Kinda of like the green stuff that runs through the Hulk. As far as the Yonkers situation, I really was letting you point guard those plays being that Yonkers is not the area that I focus my REI, but if you have the buyers I do not mind helping you find the properties or even HML for that matter. Good MOrning DG Family..... Its been a couple of days since my last post, but none the less Im still Moving and Shaking as Lea would say it. Lately the mood of some of the people around me is that it is "Slow" right now in the RE market but I refuse let my mentality succomb to that type of mind set. There is always something that you can do to propell yourself to higher heights. Besides there are so many people in our DG family alone that are just doing the Damn Thang for me to feel such away. I guess the group is only as strong as the leader and we should be very proud to have Dean trailblazing a path for us straight to the TOP!
-Well you guys probably hear me talk about my "Hard Ball Agent" from time to time, and lately we have really been getting closer and I have been learning alot from this guy. He still will not put in my offers if he think they are too low, but he has been very valuable to my knowledge of this NY market and Ive been learning alot of the nitty gritty of RE and how I can put these deals together. Soon enough I will reap the fruits from the seeds I have been planting in my RE farm. I have access to more than one agent, but this guy is sharp, totally dedicated to RE, has experience, a straight shooter, and has access to HML, lawyers, construction. This is going to come in handy because as you know I've been building my Retail buyers list and all those tools will come in handy. When my buyers will use a mortgage to finance their deals it gets a little more sticky when it comes to putting the deal together, but a part of my strategy is to purchase properties well below the FMV, using a HML. A lot of the Foreclosure in NY need work, so with my construction crew I will fix the property up to the buyers liking, (I must fix them up because the bank will not give the buyer a mortgage on a property thats not move in ready.)and then cash our of the HM with the my end buyers financing. The key to this will be finding properties heavily discounted.
If I can get this system working out for me I will be alright. I am getting wise to the fact that alot of my investors are using this exact strategy. And this by the way will be a no "money out of pocket" strategy. Just getting paid to put the pieces of the puzzle together. Its like having a "One Stop Shop" for retail buyers. I will be able to provide everything from Financing to Construction.
-My SS partner is getting over the death of her mom, but she has started going back to class to become a agent. She got tired of not having an agent who could do exactly what she wanted so she went to get her license. She says having someone like me as an investor/partner and her as an agent, we can do exactly what we want to do. I feel she is exactly right. I must admit I am excited about that. Oh yeah and she already has me some more fliers printed out to pass out. I got to call Bank of America today about this SS we are working on. Something just does not feel right. They denied my offer but I did not even get a physical BPO. Hearing all of the fun that Richie is having working on his SS I got to make some more calls to figure out whats going on.
-I sent my retail buyer for Ozone Pk a couple of properties via email. I called him to let him know I sent them and he said he would call when he saw them. That happened yesterday and have not heard from him yet, but this morning I recieved a property from another investor matching my buyers criteria so I sent him that one too. Yesterday I also sent out an email to all of my investors to see if they had a property for sale meeting my buyers criteria. I know if I can put the deal that way I can still make money. I will do this also as I build my retail buyers list.
-My hard ball agent always sends me properties so I sent them out selected investors on my list, and did get a request to show a property today at 1:30. Right now Im just waiting for my agent to get me access and I will be showing this Short Sale property in Jamaica Queens.
Well Im still running. I must say Im inspired by the success and the movements of my DG Family so keep on Fighting for your life its definately worth it!

Hello DG Family....Today was a pretty good day and most importantly it was definately progressive so I have a good reason to chill out with the "King of Beers" tonight. Overall I feel like the more steps I take forward, the more clear and brighter the light at the end of the tunnel gets.
-Well today started off as a pretty calm day. I got a chance to make my daughter and I a nice hearty breakfast consisting of Grits, scrambled eggs w/cheese, green peppers, and onions with bacon on the side. I put my heart into that one and boy she enjoyed it. I had a viewing of a property scheduled for today but my agent never was able to get me access. Besides I think the listing agent was going to have to meet me there and I did not want that. Usually I get a lock box code and I show my clients on my own.
-On my way back from picking my wife up from work, I got a call directly to my cell phone in regards to a woman looking to buy a home that I posted on Trulia.com I was driving at the time so I got her name and told her I would call her back. AS I drove I was thinking, "Wow that ghost ad worked" Well when I got back to my office I immediately gave her a call. Come to find out she is Pre-Approved for $380K under the FHA loan. I got all of the criteria, let her know the service I could provide and it seems like she will be easy to work with especially after we had a couple of laughs.
-Well like I mentioned in my previous post, apart of my system when I get retail buyers on my list, I alert all of the investors, agents, and wholesellers that I know about my buyers criteria to see if I could create a buzz for this property Im looking to find for this lady. Boy oh Boy. I got 2 investors who responded who said they have a few properties that meet her criteria. So I will personally call them tomorrow and figure out to make this a win-win if my buyers decides to purchase their property.
My "bank connect guy" also got in on the action. Initially he sent me an email and said he was on it. NO less than 20mins. later he gave me a call to say he had a FSBO deal and its a friend of his so we have loyalty with the seller. Its just up to my end buyer to want the property.
My "hard ball agent" also gave me a call and suggested I look at the MLS website he referred me too and pick out the properties I would like to show my buyer. Our aim is to find a property my buyers wants for about 50% below my end buyers pre-approval, with minmal repair work, Get Hard Money to purchase and do the fixer uppers and flip it to end buyer with a nice margin for profit. Trust me guys its happening all of the time because alot of the investors I work with are doing it. As a matter of fact my own DG Family is doing it. Never the less I found 10 properties from MLS and tomorrow I will take physical pics and send them to my end buyer along with pics from the investors properties and the property from my "bank connect guy" Once she recieves a wealthy list like the one I will send her. It will be a matter of showing her the properties to decide which one she likes.
Im feeling good because I did set a strong and definite goal a few weeks ago to build my retail buyers list because I felt it would open doors that might not open if I only deal with Cash Investors. WEll Im on my way.....!
-I also got a chance to talk with Lea over the phone today. She did not expect my call so I know it came as a surprise. It was such a pleasure to speak with a dedicated and like minded REI. It always gets me fired up for some reason. She is working on the short sale with Richie and the AGent that I referred to them, and I think the ship was starting to catch high tides as nature sometimes has it, but the last I heard everything was back to normal and the route of success was set!
-As promised my SS partner had ALOT of fliers printed out for me so I went to pick those up tonight. I know in a previous post I said I was going to reserve passing out fliers for Monday, but now that I have them in my hands I just want to hit the pavement and do my THANG!

Hey whats going on, it nice to have you guys stop by my journal especially two "eager beavers" as you two. That energy rubs off on me if you know what I mean. I feel like its somewhat of a generation of DG Family and I am apart of yours and I really look forward to us making it to the levels of some of the more elite DG Family members. It will be so nice to reminessce at the get togethers with grills, hot dogs, hamburgers, ribs, chicken, beer, and some good ole REI talk. lol I forgot my mom's good ole Potatoe Salad!

Hey whats going on DG Family...I have been "on my grind" as some might say.
Today was a pretty busy day and I still did not accomplish everything that I set out to do. But none the less it was progressive.
-Well if I told you guys correctly last night, I listed a Craigs List Ad for a property in Brooklyn that another investor sent me. The first thing that arose me this morning was a call from a retail buyer. He is approved for $400K and simply wants to find a 2 Family Brick Home walking distance from the train in Brooklyn. That should not be hard to find. Come to find the home that I had advertised will not take a mortgage on this deal only Cash, and there is not enough room for me to really do a Hard Money Loan. But thats another retail buyer on the list. I told you guys I wanted to build my retail buyers list and with the "goings on" lately, I must say I think Im headed in the right direction.
-Of course like I have been doing in my new and improved system I send the criteria of my retail buyer out to all of the investors, agents, and wholesellers out there that I know. You know serious people with their eyes to the market. The response was well taken and my inbox told it all. I figure "there is more than one way to skin a cat", so there is more than one way to put a deal together.
-I call the investors back today that said they had properties for my Queens retail buyer. One told me he had a property in mind and gave me the lock box code to get in. He said if my buyer like it, he would buy it and flip it to her. Boy oh Boy aint that what I've been saying about these Investors that I work with. Alot of them are doing what I can do which is use a HML and flip the property to the end buyer. He even went on to say any fixer uppers the retail buyer wanted to do he could manage that as well. This is my exact strategy, this is what my "hard ball agent" and I have been talking about and he has everything in place that I need. If my retail buyer likes this property then I will go throught the motions with this investor and see how it goes. Get a little eyes on experience. But this whole exchange confirmed what I know I can do for myself.
I called the other investor who asked me to call him today in regards to the retail buyer, but at the time he said he was swamped and asked me to call him back. I never did get back to calling him back. Sometimes I feel in that case he should have said he would have called me back when he was finished. Sometimes I feel some of these guys just be playing a power struggle game. I did not have time for that today.
-My "bank connect guy" sent me the address to the property that he had for my retail buyer in Queens. I did get a chance to go by there and boy its a beautiful house. Its like a block and a half away from where I live how ironic. My "bank connect guy" told me the owner was a friend of his and if we wanted the property we could get it for less than $250K. Well my retail buyer is approved for $380K and thats even a good price to put together a quick wholesale deal to one of my investors. Let me get my retail buyer in their first and see whats the next move. Obviously one route is going to make me more money than the other. Its funny today when my wife got home, I rushed to the mall and brought one of those Ashton Kutcher "cool pix" cameras to take pics of the homes to send to my retail buyer, then I rushed back to Rosedale to capture those two homes, becuase I wanted to send my retail buyer something to wet her appetite. I wanted to do all of the about 10 houses that I have on my list to take pics of and then send them to my designated retail buyers. I did not finish before it started getting dark, but I will start fresh tomorrow morning. The list of Retail buyers isgrowing. I have one for Brooklyn and 3 for different parts of Queens, and 1 who is getting her credit situation taken care of.
-You guys might have heard me mention two vacant homes that are on the next block from where I live, Well on my wife's way to the store today she stopped and asked someone she saw next door neighbor to the homes some general information about the homes. Comes to find out one of the homes is going for like $210K by the owner of the house. Someone had brought it but fell out of contract. The other house that I had my eye on was owned by someone that was in the military, I thinked they have been dead for some time now so I would have to find out, probably from the courthouse, who is in charge. There is a name for it but right now the proper terminology slips my mind. I was so proud of wifee when she called me to tell me the news. Now we are just waiting to get the contact info for the owner of the house that is going for like $210K, thats a damn good price. I could either wholesale it to a cash investor or use a HML and flip it to a retail buyer.
I called my retail buyer that I met yesterday, but she never picked up after 2 calls. I did send her the homes I viewed today with my original pics, (not ones from the MLS). I would like to hear something from her, because I plan to get out there and bust my A** for her and I would like to know she is sticking with me. If its up to me I can take her to see two beautiful homes that fit her home and her price range tomorrow. I also listed a craigslist ad for each of the properties I viewed today. Thats a part of my new improved strategy also. Everytime I get a promising lead I will list it like a ghost ad on Craigs list and see what it sends my way. ON Sunday I will relist the ads and ad to the list as I view more promising leads. I find it easier to write ads for properties I am actually working with.
-I will start to focus on my retail buyer for Brooklyn he sounds pretty motivated. I will check out the MLS and see what my agents and others send me. Im sure Craigs list listing will come in handy and what the hell I will even check out the Daily News! It feels good with this approach. Im really feeling the effects and understanding the stages of a Cash Investor. I will just be usuing HML and cash our with what we can call End Buyer Financing!!

Hi DG Family. You must forgive me but things have been happening faster than I could type in this journal of mine. As you know guys a couple of weeks ago I had to do some serious soul searching in an effort to bring more light upon this REI path that I have embarked on.
A major part of my reconstruction or in a fight I guess you say I had to go back in the gym, but a major part of my "new attitude" has been to target retail buyers. Well boy oh boy that has been keeping me busy lately and I have pretty much doubled my calls in the first two weeks of this month from any one month alone. Now I have up to 8 retail buyers on my list. 5 of them I produced in the last 4 days, on an average of one a day. I guess today was extra special because I got 2.
Some of you might say, "Well Shane, how are you getting these buyers on your list, at such an increased pace." WEll apart of my strategy as you might have heard me mention is my 1-800#. I always use to get calls to my # especially right after I post my craigs list ads but honestly most of the calls would hang up or just not leave a message. Sometimes the answer is right in your face you know. What I do now is just call back the numbers who do not leave a message. My pictch to these potential customer has been working out, so far. All that money was going to wasted. Eventually I will have to figure out why they did not leave a message initially but none the less......
Well I have also been busy with a few of the investors and agents and general power team on my list because as I get these retail buyers on my list I let my power team know about this and they inform me if they have properties that fit their criteria. Further more as these guys send me properties I go out and take front pics of the properties prepare a nice package in an email and send it to the end buyers that the property apply to. My calls have increased because even as I get these leads I set up a craigs list ad with general property criteria and a pic. So from the 4-5 craigs list ads I use to use on a consistent basis now I up to about 12 and that list will be growing as the leads come in. If you can catch my drift its kind of like a recycling process. If any one part of my strategy is working then the rest is stem to do well also.
Yesterday I showed a property to one of my end buyers in Bed-Sty Brooklyn. I got this property from my "bank connect guy" This buyer is motivated but was not interested in that property, but he is eager about working with me and i think it will be pretty easy to find something that he is interested in because he is not that picky. From here I can move and really think like an investor because I will present properties to my end buyers and buy the ones they want with Hard Money and Flip it to them for an attractive price.
Its funny because the more retail buyers I come across the more they are Pre-Approved for. I went from a guy being approved for $325K, to a lady being approved for $380K to a guy being approved for $400K to a man today who is approved for $450K. I swear it feels like their is magic in the air, and as I said before, "The more steps I take, the brighter that light at the end of the tunnel gets!"

Hey Shane just catching up on your posts. Man you have been busy thats great.
I've been working on some loan modifications for some people I have met but all has been quite. Im tring to get all the finances in line. The market is really going to get flooded with forclosed homes so keep it in mind just way to many people looking to play games and the government helped the wrong people the banks and not the people, but it is going to open some very big doors for people like us looking to buy and resale. Like dean says in his book know what your market is and react to it. Well keep up the fight...........philbenice

Hey whats going on guys! I must say its a pleasure to have you guys stop by each and everytime that you do. What would be the point to have all of the success and money in the world if you do not have friends to share it with and that know where you came from. I can imagine when my portfolio is listed with properties that I own, and my finances are too deep for me to handle alone. There will be all kinds of people that come around for the wrong reasons. This forum alone lets me know who was there with me when I was just Shane the guy renting out a basement apartment. I so look forward to seeing you guys at the TOP, because being able to communicate on this level with the likes of you has definately been a pleasure!

Hey whats going on DG Famiy...been away for a little while....seriously, I took my wife and daughter down to NC for a day. I will be starting my night job this Monday coming up and I just wanted to get out of NY for a little while. It is something about that 18 hr round trip drive that is very refreshing. It also gave me a chance to go down and spend a day with my Dad and him to spend some time with his grand daughter and daughter n law. We all went to a Golden Carroll and pigged out on that delicious buffet.
-Well Im back now and ready for action. Honestly the list of retail buyers that I have been working to build is kinda of flaky. I have one guy right now that I am somewhat confident in. I dont know, maybe I gave to many signs of anxiousness. I had about 5 at one point that I felt really good about, but they are not answering the phone now. I've got nice properties to show that fit their criteria and everything. What Ive done is continue to send them emails that match their criteria as the properties come across my desk. Maybe they will just respond if I just do my part. Dont get me wrong as I continue to build I will have to cut some of the fat. That stuff slows you down.
-I am lining up a property to show one my retail buyers tomorrw. When I called to arrange the viewing, he was in the movies but said he would call back. We will see how that goes. I had a 30 minute tele conference with my hard ball agent today simply breaking down all of the nuts and bolts of the deal in case my retail buyer likes the property I plan to show him tomorrow. I continue to learn a wealth of information by just talking to this agent. Out of all of the agents I have come across I respect his work ethic the most.
-About that short sale Im working on.......I called Bank of America yesterday to find out how they could just deny my offer without doing a BPO or anything of that matter in terms of assigning a negotiator. Come to find...the agent that my SS partner had designated for the SS did not even list the property or submit our offer. Wow, all of this time wasted over an incompetent agent. Well my SS parnter is now in classes to get her REA license so in about 2 weeks she should be official. We will just let her handle the REA part of the transaction and go on from there. I guess it works out in the end.
Well Im not going to go on and on. Thats pretty much where I am now. I've got some work to do, but Im seeing the picture clearer and clearer every day. Wish me the best and I will see you all at the TOP!

You make me laugh....a refreshing 18 hour drive??? Are you serious? I love a road trip - but the 15 straight I did on day 2 to Wisconsin wiped me out
(and my back and butt too haha) I did love the hours of contemplating my future and making plans in my head. So perhaps that is what you mean? Ah- but then again you had the wonderful company of your lovely wife and daughter. So you are right - the joy is in the journey
