Hello everyone. Im somewhat new to the DG world of investors. I purchased Dean's books about 2 months ago. Ive been reading and building my knowledge so far. I want my knowledge to be very strong. I ordered the edge kit and have been getting my wife envolved Today I passed out 200 fliers on cars that were parked outside of apartment complexes. Im just focused on building my buyers list at this time. I will doing assignment of contracts to build capital. I just cant wait until REI is a piece of cake to me. I know if I dont give up that will be the ultimate turn out. thats how it is with anything you do for the first time. It seems hard or confusing at first until you do it enough times to get the hang of it. Well this is pretty much the intro my "FIGHT for the FIRSt..... as we take this journey we will see what the first will be.

Yea Laura I try to stay busy. Im terrified of not being busy. For every action that Im not taking is a victory for the creator of this Rat Race that Im currently "Fighting" to get out of. Thank God for Karma; The energy you put out finds some type of way of coming back around, sometimes when you least expect it. Yeah lately I have been getting some OK leads from different angles. When I get them Im surprised too, but thats the beauty of this automated marketing system that Dean provides. Whats up DG Family!! Yeah thats how it has been feeling this week with the rate the leads have been coming in. Well I will get to that but I would just like to take the time to give a Hail to anyone who has found my journal worth a read and took a minute of your time to stand in my corner in this "Fight for the First!" Its ironic because initially I started writing a journal solely for my reading pleasure. I never thought anyone would really pay attention to me anyway, I mean who am I. But I do appreciate it because when Im out there fighting the obstlacles that protect the pearly gates of Success, Its your voices and the Rocky theme song in the background that I hear say, "ShaneO, ShaneO, ShaneO.........!" lol
Well today was a good day, Snow, Rain, Cold, Sleet, Wet, Slush
and everything else that came with it!
-Well the first thing to happen as far as REI was concerned was I got a call from an investor that I had emailed the 2 vacant lots the day before. He said he was interested in them and also said he would make an offer on the two lots. What the heck I gave him the block and lot #s. I then called the owner of the properties to see if she had sold them within a day. I mean she did say she had another investor to call. It definately felt like my call was well recieved and she said she did not even call the other investor. We had a little small talk which I feel is important because with each talk you learn more about who you are dealing with and gives you more of an opportunity to lather them with your personal effects, ultimately setting you aside from the rest. Well I told her I had a guy who was going to make an offer and that I would be in touch. She thanked me and that was that. To tell you the truth now its 11:52pm, the guy did not call and I dont think hes going to call within the next 8 minutes. lol Its ok I will call him tomorrow to see where he stands.
-I finally was able to talk to someone from the short sale dept of Bank of America today in regards to the short sale Im working on. If you remember I was supposed to be assigned a negotiator since the 17th and I had not heard anything. I called today to find out that the short sale was not even active yet so I have to get the owner or the agent to call tomorrow to activate the account into short sale. The lady said they will be doing it on equator which is an online application or something ?? Well I will get the agent or the client to activate this thing so we can start to envision the closing date on this deal. I see I will need more communication with the banks because we should have been past this point. Today I made sure they had my direct cell number just in case of whatever.
-My bank connect guy sent me two properties that he has the contract on already. You see he is an investor also and using the strategy I pretty much use. He just has 10 more years of experience over me. lol And I love that. Its always a pleasure to surround your self around people you can build with. Well they are priced nice. Two 2 Families in Bed Sty for $230K each. Well needless to say I called my main buyer about these. That was about the price he asked me to get the contract for him in that neighborhood. I ended up texting him the info and Im currently waiting for a repsonse. I will give it to him it was 8:30pm when I sent him the info. At least we have something to talk about in the morning. If he is not interested I have another guy I will call and take it from there. At least the contract is ready to go!
Now this is where it gets Juicy! (But Im not excited) Abouut the time my bank connect guy gave the two properties I just told you about he asked me to check out another deal he was working on. The deal is he has a friend who is selling a 1 Family in Elmont LI because he wants to move back to his country and just wants some quick cash to leave with. My bank connect guy said he can get the contract to $190K and the house was just appraised for $350K. Thats not bad but I dont really focus in LOng Island but I told my guy I would check it out. Thats when he told me "Well Shane if you buy the house, I already have an end buyer lined up!" (This conversation between me and this guy via cell phone was taken place about 8:00pm when I thought the day was over, and man it was only getting juicy) I immediately told him that if he had an end buyer in place already I would buy the property ALL CASH and do a double close. He told me he would call me back and in 10 minutes he did to confirm that the end buyer definately wants the property, so they are just waiting on me at this point. Well in the morning I will call my transactional funding guy and my lawyer and go over the nuts and bolts of this deal with them and put it all together on closing. I know for sure I must get some type of escrow money from the guy buying the property from me to secure his commitment and also a Purchase Agreement is what I need to to ensure my Funding Source the B_C Side of the deal will close. The good thing about that is the end buyer has already been approved for a mortgage and is ready to go. If this can work out I mean it just does not get any better than that. I notice my new bank connect guy is starting to bring me in closer to his circle. I mean I find myself talking with him everyday and happens to have some pretty good connects. I think he is even going harder because after the let down with the last list he probably feels he has something to prove, because he knows Im cool but a serious guy. Well we will see how it goes.
I felt like I did not do that much today in REI even though I know it was definately a productive day. It also means I am getting stronger. What use to be alot before is not as much now because I have built my abilities up to a certain standard. I mean this climb to success can be just like that at times. Like lifting weights. AS we all now the hardest part about lifting weights is getting started, but after you get a rhythm, other people see growing results that have just become a normal part of your routine.

Hello Shane. My name is Edward. I'm in NC and I've been reading your journal since the first post you put. I've taken some ideas that youv'e posted and used them my self and they worked out preatty good. I was curious if you have closed yet on that deal with the guy from Israel or something like that and that he was in Miami. Also I came up on a small problem and was wondering if you could give me some advice. I have 3 great deals that I found that are 50% to 65% off FMV. The thing is that they are forclosed properties and the agent needs proof of funds letter. I was able to find a company but they require you to have an end buyer. My thing is how can I tell my investors circle about a property like this and not have it locked up. Also do you know of a company that do proof of funds letters with out having an end buyer. I appreciate any advice you could give me. I'm still fighting for my first and I know its right around the corner. Keep up your hard work and keep posting your results. I'm preatty sure somebody like me is keeping up with your journal also.

Wow Edward I am humbled and so delighted that I have been able to leave some some type of positive impression on you in your "Fight for the First" HOnestly that deal with the my Israel friend/investor did not go through because of complications with the seller. But thats how it goes sometimes. ONe day I will look back and laugh at my first "Almost Deal" Of course that has not stop me and will not because I did not sign up for this fight to do one Deal.
Sounds like you are rocking n rolling down there in good ole NC. My mom owns a house in a little town called Fremont, NC so I do get down there in the woods from time to time. I actually like it alot when I get a chance to get out of this concrete jungle we call NY.
As far as the POF. Any transactional funding company will pretty much require that you have an end buyer before they provide you the money. Maybe there was a mis understanding because they must give you the POF to get the deal locked so you can market it to your buyers. Never the less I got your back. The company I use is besttransactionfunding.com I got a chance to talk to the person in charge directly and his name is Duane Ortega. He usually does not answer calls but for what you need right now you can just go on their web-site hit the "Proof of Funds" options and type it out to fit your needs. I will also give you their number which is 1-732-908-0698 and a friendly lady named Lisa should pick up. You can tell them I sent you and they will take good care of you. There are other companies out there if you need them hit me up and I will put you on, but this company should serve the purpose.

Hey whats going on Edward, I almost forgot to fully answer your question but as I was re-reading what you wrote I realized that I had not. Please forgive me. But you wanted to know how to show your buyers the property without having it on lock and key.
Well there are a couple of ways to do this. But ultimately you want to get the property under contract to be in total control of the situation. All type of critters can creep up when you are not the one in control. Check this out though:
1. You can send them everything about the property except for the address: size, pics, area, price, etc.( I will warn you even though you do this some of your more hungry buyers will still push you for the actual address. What will you do?)
2. I have about 3 investors that I work with and have a Finder's Fee Agreement with them signed stating that Any property I find for them, I will recieve $10K.) This allows me to find property and send it to them right away. These are my main guys and the conversations with them have formed a pretty tight bond and they have showed me a certain amount of trustworthiness.
* The key is to know your buyers and what they are looking for. Before you know it when you spot a property you will know automatically if it is something your buyers would go for. For me the more I communicate and go over different potential deals with my buyers the more I learn about the type of properties they buy and the criteria. This is something that you should find out from the very beginning but I also think it is a growing process also.
Also Edward it does not hurt to be creative. I have heard of other people on DG that video the properties they are working with, and put the video on you tube or their web-site and send their buyers to the link. How about you just blind fold your buyers, stuff them in the trunk, drive to the house, take them inside and then take the blind fold off! LOL LOL. Just kidding but you get the point.

Yeah Laura thats Way Cool! I never thought that I could have had such an impact on others especially considering that I have not even closed a deal yet. I guess people like to see a good fight. Its our nature. If you remember the Mike Tyson fights......You had to be there on time or you would miss the fight! Well with me we know thats not the case. lol But Im having fun with it Laura and I feel growth even with out the dollars and I can deal with that because I know the longer you let the meat marinate the better it taste. I am proud to carry the flag in this fight for others that are here in DG and may have tuned in to my "Fight for the First" It feels good to know that my story may have given that exra umph they needed to get past an obstacle or two. The bottom line is that alot of us are in the same boat......So if someone else uses or is inspired from my rowing technique, it will only make this boat move that mush faster. Hello DG Family. This is Sunday morning as I write this journal entry. Here in NY the past days has been full of snow, but of course the "Fight for the First" must continue. I only say that because sometimes I notice a trend in people when hoidays, snow, rain, or other stuff happens in life, it throws them off course or they kinda of slow down, and Im not perfect because I have been guilty of this in my life too. With a concious head tuned into the progressions of my life, I have learned to embrace these obstacles and general "slow downs" in life and use them to my advantage. For example: Yesterday when I went to drop my daughter off at the day care center, they were closed due to the conditions. Wow what do I do 1. My wife is at work. 2. I have a down vehicle waiting for me. 3. My daughter did not eat breakfast yet. AAAAHHHH! lol No Problem!! Check it OUt...........
Well its been a couple of days so I will start with Friday
-Friday I woke up to my wife calling me at 6:30am to tell me she was bogged down in the snow. Well long story short the next 4 hours after, that I was cleaning up snow. Well as you know guys I had a couple of leads going on with REI. I will try to catch you up on how they are turning out. Thats pretty much what I did was make calls to check the status and kinda of promote the different leads I had going on.
-The investor who was suppose to put in an offer for the 2 vacant pieces of land never called me back. When it happens like that, it is a sign that the interest is not that strong. Honestly I was not surprised because if it was a hot deal I would not even had a chance to call him because my main guy would have took it. (At this point its like he wants to see me close too!) The lady who is selling the property seems so nice and cool I would love to just put a smile on her face and get them sold. The pricing is very attractive, its the size and location thats kinda of a killer. I dont know....we will see...Any suggestions welcome!!!
-I told you guys that my bank connect guy had a perfect scenario lined up where there was a guy selling a house for $190K and there was already a buyer lined up for $325K House appraised for $350K. All they needed was a Cash Buyer. Well the first thing I did Friday after cleaning up snow from around the house was to call my lawyer and my transactional funding lender. Thats right Edward, besttransactionfunding.com.
My big shot lawyer never called me back up until now. But I did talk to Lisa at the Funding company. She email me a list of the exact documents I would need, to recieve funding from there company. She said if I dont have a title company they could refer one also. Basiclly if my "I teach at Cornell University"lawyer does not call me back I can still proceed with this deal. Here is the hiccup though. Too good to be true right. Well the guy selling the propety is selling for that price because he wants the money right away. IF I flipped this property to the end buyer thats already lined up, we still would have to wait about 30 days for the mortgage to process. I told my bank connect guy to try and just buy us some time. "Tell him I waiting on another deal to close and as soon as it does I will give him Cash!" We will see if it works. The only other remedy I think would be for me to use Hard Money and buy the house now, but I would definately have to have some type of strong commitment from the end buyer like a Contract a Purchase Agreement signed and a down payment on the house. ACtually this is what Im waiting to recieve from the buyer. I do not know if i want to go the Hard Money route yet. If I did I first would go to the investors I deal with on a daily basis and see if they would want to come in with me and put up the cash. We will see how this turns out.
-The two properties that the bank connect guy got me for $230K each turned out to be in a un-desiranle neighborhoods. The thing is the street goes through a couple of zip codes so it through me off. I have to start getting all of the information about the house before I just text it over to my investors. The community lines in NY are very thin but like night and day. I dont want to get a reputation for sending BullSh**.
Saturday was Contract Day!
Well as you know in about 2 hours I have a meeting scheduled with the owner of a House and a lot next door that he wants to sell me. On Saturday the day I had my daughter in the tow truck with me until about 4pm. I decided to make this day Contract Day. The benefits were there for me and this was how I embraced my obstacle I made it work for the best.
Now when I say "Contract Day" it means every little free time I would get I would read over the entire purchase agreement that I want to have signed between me and the seller today. My daughter was with me so I read it to her. She is 14 months now and I know it is critical that she grasp the concept of reading at an early age, no matter what it is. Besides I have dreams of her joining me in this REI Fight as she gets older. It would be nice if she could be my lawyer or something one day. So I feel good about what I read and understand everything thats too it. I made the adjustments the way I needed too and I am ready to sign this contract with the seller. I had a day dedicated to just understanding the contract and I feel it payed off.
Sunday is now and its 9:47am. I have to get my daughter ready to go to church with GrandMa, my wife is at work, I still have a tow truck business to run(boss is away), and I have to get ready for my meeting with the seller at 11:30am. I guess I will have to drive the truck.

Just to let you know I put my first offer in friday and saturday I recieved the call that they accepted my offer. Here is my deal

After Repair V: 80K-85K
I'm only asking for 2K to 5K in assignment fee. It depends on the final appraisal that I get this week. I'm signing the purchase agreement tomorrow and I will also give my addendums tomorrow. Man just wish it was this easy in getting offers accepted. Can you imagine if every offer you put in they say yes. Man I be set for life. Hey whats going on DG Family. The time is now 12:47 am on this Tues. Ive just finished up a very fun and busy day from start to end. Most of the busy part came from the tow trucks. Man I was going non stop today from 8am to 7pm call after call after call. But its nothing I could not handle. I mean I make it look easy if you know what I mean. This all came with time and experience thats why I do not mind putting in the time in this "Fight for the First" I know the end results will be in my favor.
-Well the last time I talked to you guys, I was heading out to Bushwick to view the 2 Famiy + Vacant Lot that I had mangaged to come across. I showed up at exactly 11:30 in the tow truck. The first thing the guy says to me is you look young. I got that the last time I went to view a house. I dont know but I hope thats in my favor if not I will find a way to make it. I mean Im 29 now and people are still suprised to see me show up on their door step. The next question was "And thats you tow truck ?" I said yes and we both laughed about the total scenario and proceeded with the objective. Well he gave me a thorough tour of the house and the garage and balcony and even got me to buy a throw rug from him. He has a lot of items on the property like a motorcyle, 3 cars, electronics he is selling. As I saw these things I was thinking ahhh negotiating tools. Well never the less, as I went on this tour with this friendly man. I was thinking that there was no way this guy was selling this house for $55K in the condition that it was in. I asked how long was he trying to sell and he said one year, and at that point I just knew this guy was not really trying to sell this house for $55K for over a year, and by the time we took a minute to sit down and talk, my fears were confirmed, thats right there was a language barrier, he really meant $550K. Dont get me wrong once I realized this I continued to keep the same perkyness with this guy but inside I was like "Damn!!" but not in a bad way because through it all for some reason it was kinda of cool just going through the process. At least I got preparation for the BIG ONE!. I talked to one of my close investors about this deal and he suggested I offer him $50K for the vacant land, and holla back at him in about 3 months to see if he has sold the property and I think Im going to do just that.
For the rest of Sunday I spent time with my cousin that came up here from down south. He has been up here now from about 3 weeks and I really have not spent much quality, homeboy time with him so for the rest of that day I spent with him chillin out. We went to a bar that night and I even had a couple of conversations with this guy name Jack Daniels. It was an OK night but I must admit it felt a little weird. I have so adjusted myself to this "Fight for the First" that even when I take time for other activities its like the REI Angel on my shoulder saying "Shane, Do you know what you could be doing right now!" In a way I find a comfort in burying myself into this REI world. But Ok Ok I do take some time just to chill.....
*Now today was that Rebound Day that I mention in the subject. As it is vividly expressed in the sport of basketball, after any missed shot there is always that chance for the rebound. The advantage goes to the player who has the fortitude to keep his head up, even though the initial projections are not in his favor. Well check it out...........
-After a day and night of "chillin" like I have not done in a while I woke up this morning at my mother's house kissing bye bye to my daughter who was leaving with my mom. After that I rushed home to Queens and jumped in the tow truck and headed off to the first job. Honestly at first I was feeling sluggish but I stayed on the move so much I snapped out of it real fast, and my boss left a big responsibility in my hands so I want let him down.
-The first REI call I got today was from one of my main investors. He is a guy I personally met when I was on vacation from my job. He wanted some info on a property I sent him last week but the info I provided, made him realize he did not want the properties. This guy gives me a lot of tips and pointers and shows openly that he would like to see me make it and would help in any way he could. I mean for me, its all about those 3 simple words, that mean so much: "People Build People" I told this guy about the property I went to see Sunday and it was him who told me I should offer the seller $50K for the lot and to call him back in 3 months to see if he sold the house, which he knew would not sell for $550K.
-The next call I got was from my "bank connect guy" who you guys remember me saying had a PERFECT DEAL aligned with a buyer and a seller. All he needed was a cash buyer to satisfy the seller and flip the deal to the end buyer. Initially my plan was to use my transactional funding company to do a double close but they would still end up closing in about 30 days when the mortgage for the end buyer came through. This was a problem because the seller needs the money ASAP and does not want to wait 30 days for a mortgage to clear. Well I tried to get my guy to buy me some time for the end buyers mortgage to clear but he called me today to let me know that the seller agreed to go down $10K more if I could get him the cash, so he could go back to his country. If we could not do a fast deal the seller threatened that he was starting to align new buyers. Well I asked and again my guy alerted me that the buyer is in position and ready to sign necessary contracts and had down payment money, and working with a mortgage broker already. I told my Guy I would try to put something together and call him back. Ladies and Gentleman when your back is against the wall you have to do something. So I called my #1 Investor. This guy is #1 because through all of my highs and lows in REI, thats right when I came so close to making $20K, the same guy who told me to quit my job and work with him, well through it all he is usually on the other end. Before the call and over the last couple of days I was thinking of the possibility of using Private Money if it came down to it, but really did not want to go that route because of the added risk, but the moment I heard the desperation in my "bank connect guy's" voice, I had to do something. Thats right Philbenice I did just what you was talking about. "I went to get the Cash". I told my investor briefly over the phone about my proposal; which is to have him put up the money and then we split the profit in half. He told me to come to the office and just so happen I ended up getting a job in his area. Well I could talk on and on about the warm reception. but this is the good part.
When my Investor called me in the main office he had 4 other buddies all from Israel who he introduced me to each one. (Im telling you guys I know I literally stuck out like a grain of pepper in a batch of salt in this office setting and I was straight out of the tow truck, clothes and everything, and for some reason I was feeling just as comfortable and cool as I wanted to be.) Well my investor asked me to explain the deal I had but a couple of the other guys were talking and my investor said something in their language and all of them stopped and paid attention to me. Well I told them what I had and what I wanted and they said no problem. All I had to do was prove the end buyer was ready to go and they would put the money up for me to make this deal happen. ONe of the new guys I met gave me his phone number in front of everyone and gave me a list of documents to get from the end buyer like a credit report, last 2 years W-2, bank proof of Down payment, etc, But just like that they will give me the money.....WOW.....Well we talked more about the deal and some of the rules with seasoning if it is an FHA loan and I was able to converse right along with them like a perfect mix. Remember these are the people I would be working with if my investor had his way.
Well I could not stay long because I had a job waiting on me at that time, but my Investor introduced me to his secretary one more time and also his sister and went as far to tell her that he has been working with me and Im a good guy. That did it for me. That whole meeting and scenario let me know alot about the respect I have from the people around me, thats right tow truck and everything.
-Well later I talked to my bank connect guy and told him what I needed from the end buyer and he said no problem. I should have all of the necessary documents on my desk in the morning via email or fax. That will give me an opportunity to run it over to my "Private Money Lender" in the morning.
*Boy if I would have only put my head down after viewing that property Sunday, I would have never seen this rebound coming. WE will see what tomorrow has in store for this deal.
I have two messages on my 1-800 # voice mail. I did not check them yet but that is exciting to know. I should call them tonight, but I will check the voice mail first thing in the morning. I always give myself up to 24 hours to respond. Lets see what the lead for this week will be.
And then the magic starts to happen: My long time business partner/friend called me today and asked if I was still "Doing Real Estate" I said "Of Course, Hell Yeah!" Well long story short he knows a young lady with a 735 credit score and $7K for down payment and was turning to me to help her find a Foreclosure in target area in Queens. Hey whats going on DG Family. I have been so busy with the tow truck business these last days its been crazy. I mean when my boss was here and we tag teamed the efforts, we were not nearly this busy. As soon as he leaves me to handle everything,its like I cant get a break. The phone ringing off the hook all day. I got in last night after 2am and tonight Im getting in at about 12am. Through it all the only thing I can think is boy even if I had the opportunity to own a business such as this I dont think it would be for me. I will take REI any day. Way less work and Way more money!! I still managed to take care of business on the REI side of the situation. Check it out...........
On Tuesday like I said there was not much time for me to do anything accept answer the phone, drive the trucks, and hook up the cars. But.....
-As I have told you guys my Private Money/Investor guy I deal with asked me to provide the info on the end buyer and as promised I recieved it hot out of the fax machine the next day from my "bank connect guy". I faxed it to my money man and arranged for a meeting the next morning.
-I recieved a call from my short sale partner she was just checking me out to see how things were going. Normally in a day we have found our self making some type of contact, but lately it seems and feels like sometime I have a million things going on at one time, but thats what a strong power team is all about. *People who build and enrich each other for a common goal of the unit.
So I must say it is nice to know even when I was not able to even think about making calls at times. My REI business continued to run because the phone continued to ring. It also lets me know that soon enough I will reap what I have sewed up until this point. There are signs of life if you know what I mean. Soon enough the business will take on an identity of its own. Its weird at times beause the responsibility that move me in the REI world is just as strong if not stronger as the responsibility I have for my job which pays me every week.
-I recieved a call from another investor/wholesaler that day. He qualified me and its nice to know that from our conversation he imagined me as the investor with the cash from the eagerness in his voice, but if I do business with other wholesalers I do let them know the strategy I use in an effort to provide cohesiveness throughout the deal.
-Wednesday
This morning I was suppose to meet with my Private Money Lenders for the deal I am working on. When I called the guy he suggested we meet at about 4 to 5 and discuss the details and sign the contracts in the morning. That was nice to hear and everything, but the only thing is that we never had the meeting. When I called their phones no one picked up. I even drove like a bat out of hell to get to the office to see if I would catch someone there, but the door was lock and no Porchse or Benz in the Lot. The seller is getting impatient so my time is limited. I did get the name of the corp that my buyer would buy the property in to give to the seller for more assurance. I want to try to catch these guys in the morning but I already have 3 jobs waiting for me before the regular day even starts. Boy Boy Boy as the plot thickens. But I plan to stay calm and cool and ride this wave Im on hoping it will carry me back to shore. Shades and everything!!!
On top of calling me to see the status of CASH for the "Private MOney Deal" , he also told me today that one of the properties that I was interested in came down from $265K to $230K. Well I was very pleased to hear this news and told my "bank connect guy" to get me the contract right away. You see this was a property that I had told my main investor about. When he saw it and got back to me with his offer, my "bank connect guy" told me they would not budge on the price. Well guess what my guys offer was? Thats right $230K. So from what my "bank connect guy" told me was that they were preparing the contract today with my info attached and I should recieve another hot fax tomorrow.
*You know what guys, Im glad this "bank connect guy" found me through craig's list. Even more Im glad I listed an ad on CL!
If you remember a couple of days ago I told you that I got 2 calls to my Free Recorded Message. One guy was a loan officer and he told me about 4 different properties that 2 different people were trying to sell. I will do my best to resarch the properties tomorrow and get back to this guy with an offer. This loan officer says he always comes across people trying to sell their house, so he passes on the work for a finders fee. "Sounds like a plan" I got a "bank connect guy" can I get a loan officer too?
The other call I recieve was actually from an investor who does business with the young lady that I partnered with on the short sale. She has always talked about this guy and suggested that we meet and I guess it happened one way or the other. From him calling my bandit sign.
The guy selling the properties that I viewed on Sunday called me today, but I was really not able to talk long. I will offer this guy $50K for the vacant lot and let him know that as an investor he is asking a little more than what Im looking to pay for the house in this market and see what he says. I also plan to just stick around and maybe get to know him a little bit. He has alot of things in the house and in the garage that he is looking to sell. Did I tell you guys I ended up buying a throw rug. Using Indiana Joe's idea, maybe I can work out a nice E-bay scenario here. We will see.
One of my main investors called me today also. He told me he was just calling to see what was going on. Its funny thats the same thing he said 2 days ago. Its all good, Ive been corresponding with alot of my people for a while now so I will accept the attachment. lol He asked me what properties do I have for him and I told him when I have some I would call him. He said, "Shane you are not working hard my friend." All I could say in the most calmest tone was " You would be surprised" and he could not help but to laugh and told me he likes surprises. I know he was just testing me and I think I passed.
I called my accountant today to set up my end of the year taxes. Hey maybe with that money I could find a cheap house down south or something and drop a seed. We will see. And thats the beautiful component of REI its that there are so many ways to approach it.
I meant to tell you guys that I recieved the wrong book from DG so I have not been able to read and communicate about the knowledge that it holds. I have been too lasy to call or return the book they sent me.
I know I need to get back to putting in my offers and I know my agents are just waiting for me to send in the offers, and I need to get back to calling small banks and credit unions, and putting out fliers and bandit signs, and continuing to build the business, but with this temporary limit in my literal time, I have to go with the hottest thing smoking, and thats my "bank connect guy" Im trying to tell you People build People, so put yourself out there and see what happens.

I had a meeting with my investors that are putting up the cash for the deal that was too good to be true. I mean buyer and seller already in place just cash was needed for a fast closing. I am getting comfortable in the office by now. Everyone there calls me by my first name which is cool and of course I do the same. We went over some details

That's funny about your main investor saying 'you are not working hard my friend' and also your response. He'll see and be impressed! We have one investor who when we first started talking to him he was the no nonsense very serious type. He questioned me a lot and I was honest & up front about being a newbie (and a bit intimidated.) Now when we talk our conversations are upbeat, positve and always interesting. When he answers the phone he is so serious but when he hear's it's me he lightens up now. He is our biggest cash investor and willing to take the time to talk to/give guidance to a newbie.
As always you have so many things going on it's just a matter of time till we hear about your 1st deal and I can't wait!

I can't believe Im sitting still. Its been a while since I had the opportunity to do that at my job. Well things have been going pretty good with REI despite my increased responsibility with my job. Its funny its like things are happening by itself. But what do I expect Dean did say that if we set up the system right the leads would come to us automatically. By the way Dean I really appreciate you being the trailblazer that you have been for me and the Family of DG
Well as I was saying last night before I fell asleep, yesterday was a pretty smooth day.
I did get a chance to sit down with my money guys and the "too good to be true" deal is moving forward. I almost gave the deal to another investor because the seller was getting impatient and my money men were not picking up the phone. It was funny, I told the other investor, he called back in a hour to say he did not feel secure enough to put up the money on this deal, but said he is more than willing to do it if the risk are more in his favor. No problem , right after he hung up with me my original guy called me back after having me in limbo for a full day, but it was a pleasant call because they are ready to move forward and that's exactly what we are doing. The contracts were in motion when I left the office. I gave them the lock box code to the house so they could check it out but I had someones car to pick up. Its good to know they are bringing me in I could have chilled with these guys for the rest of the day. Messing with these guys I will end up speaking Hebrew as a second language. And they are really layed back kinda of guys jeans, T-shirts, sneakers. but they also have "Bimmer, Benz, and Bentley" LOL that is a new song out by Loyd Banks from G-Unit. and they literally do have these toys and houses all over the place to go with it.
Well I got a call to my 1 800 # its a guy with a property for sell in Queens. he did leave the Address so I need to run the comps and see what I would pay. I will give him a call today.
The loan officer called me yesterday I will call him back today. He seems pretty motivated. I will have to make very low offers on his deals because he is also looking for a finders fee. I need to also research the properties he sent me and get back to him.
I need a full time assistant and one of these days I will have one. I need to close a deal first then it becomes even easier to lead by example. Lately I have been taking on my own endeavours that come my way. I do not want to get away from the essence of a power team but I feel now that once I close a deal and the smell and swagger of money becomes rampid then leading will be that much more convincing. Im sure that there are even viewers of my progression that say "Well, he talks alot, but when is he going to close a deal" lol Its just the nature of mankind, but if I were you I would prove why im more efficient than me, and go out there and have fun putting the pieces of this REI puzzle together.

Hey whats going on DG Family. Well my boss made it back yesterday so thats a big relief. If you've noticed I really have not written in my journal the last couple of days because Ive just been that busy. Tow trucking is cool and everything I mean there is money to be made but it demands alot of your time. Not for me. I am a musician so in high school I use to play piano in church on Sunday for 2-3 hrs and make $400/wk. Look at me now. Dont worry that will all soon change
Thats right you guys I have my second contract now. This contract is for that "too good to be true" deal I was telling you about. I actually got a chane to talk to the end buyer of this property. He actually says he knows my investors, but said they like to bullsh** around. You know how that goes "Opinions are like asses, everybody has one!" Well none the less the seller of the property sent me and my investor's lawyer a contract. My investor went to Florida but will be back Monday night. He told me Tuesday morning we will finalize everything. Right now I am waiting for the full 2008 tax returns from the end buyer and his mortgage broker's info. This will make the transaction that much smoother for the B-C part of the deal. The ultimate goal here is not to get stuck with this property. I do not like playing the waiting game but they call it patience for a reason.
My bank connect guy said I should have the contract to another property by Monday. This is in the famous area that investors go crazy for called bed-sty. Its a 2 Family for $230K. My investor already told me thats the price he wants to pay on contract so now Im just waiting for the contract and its a done deal.
An agent that I had not spoken to in a while sent me an email with different property listings. If you go back to the first pages of my journal she is the agent that I had high hopes for. I think I mention her kinda of like a motherly figure to me at my tender age in the REI game. Well I am actually excited to hear from her. This could mean alot of things but I am not going to assume anything. Im just going to go through the list of properties she sent, which are definately priced for investors, and I will send her my POF with an offer sheet for each property and see how she responds. Its funny because a couple of the properties she sent me I have them already and one of them is the property that I am suppose to be getting the contract for tomorrow. That will be nice to let her know that I already have the contract for that property for $50K less than what she sent it to me for. Im sure at this point with the grounds I have covered I can roll with her too. I think we fell out because at that point she did not have enough patience with me which clouded her perception of the win-win scenario that was right in front of our eyes.
I had a meeting scheduled today to view a property in Queens but the seller actually went out of town. He actually called me before I had the opportunity to even get out of the bed. I am going to try to swing by there Tuesday morning to meet him and view the house but there are no promises how that will work out with my schedule. Boy I got hurry and close one of these deals so I can quit my job. I know someone would not recommend that but thats just how I feel right now.
I added another Retail buyer to my list. If you remember me telling you. I have a good friend of mine who reffered a young lady to me who is looking for a Foreclosure in Queens. Well I gave her a call and she sounds very motivated. She is not qualified yet so I gave her a list of items I would need to pass on to the mortgage broker so we can actually see where she stands. As of right now she says her FICA score is 735, she is working and she has $7K-$10K to play with. Well I need to get her qualified so I will know her price range and we can take it from there.
Thats a rund down of the past few days. I am so glad my boss is back now so I can pro-actively attack the opponents of my REI success. Talk to you soon!

Thank you so much guys for tuning into my "Fight for the First" I know its been rough and bloody at times but you have hung in there with me and remained in my corner throughout. I am working hard to get that KNOCK OUT and with you guys rooting for me, I dont only fight for myself, but I am also fighting for you too. You guys believe it or not give me a sense of responsibility and accountability which only adds more fuel to the fire. As you probably know through your own endeavours, that fuel, water, or grease on the face is needed sometimes.
Yes, I do have a couple of deals in the works, but do not jump for joy, until we hear that final bell ring. I have learned that the hard way. Things are moving right along and tomorrow is a big day! I will tell you about it in my regular post.
-Lea, you are a fighter yourself and I do admire that about you. When ever I read your post I can just imagine the sweat running down your face from the heat of the action that you consistently take. Hello DG Family! Today I was on the road all day between Brooklyn, Queens, the Bronx, and up-state NY (Dean's old neck of the woods), but it still turned out to be a fruitful day. I will try not to write too much because it is 11:57 now and I have to get up extra early at about 5:30 am to take my wife to work in Long Island. If you remember, I sold her car last week and mine is a stick shift and she does not know how to drive it. I did buy her a '03 Lexus ES 300 today so that did put a smile on her face and gives me a couple more hours of sleep in the morning. The guys I got it from are dealers that I do tows for so I basically walked in and pointed out the car I wanted and they baiscially gave me the car with no money down. All they kept telling my wife is that, out of all of the tow truck drivers they have ever known, that I work so hard but always have a smile on my face. I do not say this to brag but to let you guys know how priceless a simple smile is. I cant wait until this "trick of the trade" blossoms for me in the REI world I operate.
Well I talk to was my "bank connect guy." He called to let me know that the buyer of this "too good to be true" deal was still on board and would definately have the info I requested that I need to present to my investors tomorrow. I was suppose to recieve his completed '08 tax returns and his mortgage broker's info over the weekend but I did not and I was starting to get worried. I even called him a number of times to no avail. I was starting to get worried until I got that call today.
My "bank connect guy" told me he was battling with the bank all day for the other contract that I am waiting for. When I get this contract I know its a done deal because my investor already told me that he wants the property for the price the bank is giving me the contract for. So yep with that contract we are talking about a cool $10G's. Lets see what happens, I was told I would definatley have that contract by tomorrow. My guy said with REO's the bank drag their feet sometimes.
I have been talking to my "bank connect guy" faithfully on a daily basis and Im starting to really like him. He is cool and layed back but serious about his craft. Seems to have good coneections to. I mean he has been REI for the past 10 years. Its nice because obviously I have not been ReI for that long, but there is definatley a mutual respect that has been established. I mean without me even having to fight hard for the leads he has been keeping me busy. I needed that because lately I have not had much time while at work to do anything but tow. Even though i do make my phone calls while driving. (not a good practice, but I got to do what I got to do.) Today my guy told me a bank that he deals with is extending a $250K line of credit to anyone who has a credit score of 700 or better. Well that was music to my ears because I have an end buyer who was referred to me and she has a credit score of 735. She is looking for a Foreclosure in Queens and this is money that she can get towards buying a house. I mean that money with a mortgage should defiantely be able to put her into something nice. It was so ironic because as I was talking to my guy about this, the same end buyer Im talking about gave me a call. She was so delighted to know I had just been talking about her.
Speaking of this end buyer. The reason she was calling was to ask about any benefits that might be available for First Time Home Buyers. For example she said "Shane if you could get me and my daughter into a nice house without putting any money down, you would make me a very happy woman" I told her I would get all of the info I could on First Time Home Buyers but ultimately we will have to have a sit down with the mortgage broker. I must have left a good impression because before we hung up she asked if I would take her the whole way through the process of buying her home. She does not want me to just pass her off to anyone like the mortgage broker, she wants me to walk with her step by step the whole way through. I told her I would be more than happy to and I would not let the vultures out there take advantage of her. Wow It felt so good knowing that she feels this way about working with me. I mean just a few post ago I was telling you guys about establishing a stronger retail buyers list and look what is happening. I love REI!
Well in closing you guys might remember me talking about getting a night job. Today I was dropping off a car at another tow company which the owner knows me well. Maybe 2 weeks ago I was asking one of his drivers if they had night jobs available. Needless to say today the owner came to me and said "I heard you were looking for a job." He went on to tell me to just let him know the hours I wanted to work and the job was mine. I told him I would give him a call and left it at that. Wow A pleasant Attitude and a simple smile will take you a long ways.
Well tomorrow is a big day. My investors and I are suppose to be finalizing the "too good to be true deal" and Im suppose to be getting the contract to another property that I already have buyers lined up for. So lets pray for the best!

I'm not surprised that the lady asked you to take her step by step through the process. It's obvious you like people and they trust you - this is already taking you places and you will go you far.
I know you just made your wife's day getting her a lexus. I laughed when you said she couldn't drive a stick shift. Back when I was learning to drive one crashed a new car and knocked over a brick wall in the process ... ooops.
