I haven't put out very many yard signs in the couple of years I've been wholesaling Real Estate, but I do have a few in my personal residence that say, I Buy Houses Cash. The last few years I have got probably 7-8 calls from sellers in my neighborhood. I actually came close to doing a few deals from those calls.
I would tell my family members that some day those signs will pay off.
Well guess what? A neighbor named Roberta calls me last week and says she seen my yard signs and she wanted to help her mother sell her house. She explained that her Mom was going into a care home. I had an indication of her motivation when she said they don't want to go thru a Realtor and just wanted to sell fast.
I looked over the property online and determined it was worth about 160K or more, it's an older 3/2 2000 SF that had been updated with new dual pane windows.
I didnt want to insult Roberta with a phone call and a low ball offer, so I wrote up an offer for $102,500 and snail mailed it to her.
I was actually shocked when she calls a few days later and tells me they accept my offer. I emailed her my contract and quickly got it returned by email and signed.
I added 10K and emailed it to my buyer. Within 2 days he had inspected the property and told me he wanted it. Except the airconditioner was toast.
He suggested I call Roberta and ask for a price reduction, that was a mistake, Roberta acted angry and said she was firm on the price cuz Mom needed every penny. I told her I would try to work it out with my partner. I then lowered my Assignment fee to 8K and were starting escrow today. It's amazing to me I can make $8,000 dollars because I hammered a couple of signs into my front yard. The crazy part is, I haven't met Roberta or even seen the house.
My buyer is a Realtor/Broker that is flipping it to his buyer for $115,500 So he's making 5 Grand.
You dont find too many Realtors that know how to wholesale houses, he bought a Fortune Builders Course and so far this is our 7th deal together.

Good to see you here again buddy. I was just thinking about you & other people I hve not seen on here for a long time & bam you just showed up, awesome. That is sooo awesome to get that lead from a sign in your yard. I don't have a front yard I live in an apt building but I have given signs to other dg;ers to put in their cars or yards Or I just told a dg'er why don't you go walk around the beach with the sign with lead sheets & see what happens.
I am going to walk around with a sign here downtown san diego when it's busy to get leads. God bless.

I love that you did not give Roberta the lowest offer you could. Turned out to be your smartest move!
I think if you had a great deal and stood firm with your buyer over the air-conditioner he might have given you what you wanted up front.
I like though that you brought your own profit down to make this deal work for everyone.

Getting that deal from my yard sign is not the only benefit. I actually got one of my bird dogs from these signs i posted in my yard. He lives in the neighborhood.
He has sent me dozens of leads over the last year and a half, and unfortunately they havnt panned out. But, he wanted to get in on my yellow letter campaign.
He and his buddy and I purchased a list of absentee owners in a neighboring county. I hired a couple of girls to hand write the notes. With in a few weeks we had a Rental house and got a vacant house on contract and it's scheduled to close this week, were making $4,000 each.
Of course my former birddog is now my partner and friend, and were talking bout dumping some more profits from this new deal in more marketing and getting even more deals going.
The money we spent on this letter campaign we have more than tripled our money and thats not counting the rental that will provide us with a nice small cash flow.
It's scary pumping out money on postage and materials and labor, but it's working.

My buyer called me Friday morning and said the Title company was recording today. I said does that mean we get paid. He says "I think so" He's a Realtor and he made $4,300 flipping to his buyer. And I made the big 8K.
A few hours later I get an email that checks are ready. I jumped in my car and made the 20 minute drive to the Title Company, a girl came out in the lobby and I asked do you have a check for me? I heard a girl in the back say, I finally get to meet Randy Phillips. Her name is Sherane, the head Title girl and even though I've done about 10 deals thru her we had never met. She comes out all smiles and it was like we were old friends. She ushered me into her office.
She filled me in on all the gossip on the my 2 buyers and asked if I wanted to jump up to the biggest player in town. She gave me his name and number and email address and told me this guy has the money and he's been asking about you. I had to promise not to tell my regular buyers that she gave me this treasured info.
I told her about the half dozen other deals I had going and she says "wow your on fire".
I walked out there feeling like I had a insider friend. Last month I mailed her $100 in gift certificates to Outback Steak house and $100 in cash because she helped me get a new buyer at the last minute when my regular buyer cudnt close. Which cud be part of the reason she was so friendly and nice.
The best part,,, My seller Roberta emailed me to say thank you for helping her sell her Mom's house so quickly and painlessly.
With my other few deals I did this month I got a growing bank account. I got this urge to upgrade my 98 Toyota to a gorgeous Newer Honda Accord. But, I've been reading books on successful people they all say not to spend your money on liabilities and to save 10% I'm saving 50%
I got another big check I'm picking up Tuesday and got thousands of yellow letters going out next week. Time to kick ass and chew gum, and I'm all out of gum.
I still want to thank Dean for all the motivation and making me believe I could do this.
