Journey to success!! What about Bob's Journal

Starting my own journal for success on my journey to success today! This should have been started a long time ago but better late than never!

I've been so caught up in this refi that I have been a little off track. At first I was a little discouraged but then I realized that real estate is what I am going to be doing the rest of my life. I need this refi right now and besides I'm distracted by real estate stuff. Plus I've managed to listen to a book and a half this week at work and will finish the second one before the week is out.

Today I am working on my buyers list. I have a lot of people that are looking for one place but not enough buyers looking for multiple properties. Need to find some landlords to add to it. Also looking into the hot areas, hopefully new buyers will help me determine what areas are looking good right now. At work I am going to finish listening to "Your Town Your Real Estate Profits"

Good start to year but could have been better.

I've been so busy I've forgot to post. I signed papers on my refi this morning. Although it's technically not a deal it does help me complete 4 of my goals for the year already so it's a pretty big deal! I also found out the notary is an investor and we exchanged info for the future.
Now that I am done with this process it's time to shift back to 25/1 and start getting the offers out.

Today: Driving for $$$ and listening to audio.

Tonight: Hunting properties and making new bandit signs.

Need to step it up, month one was successful but I could have done more.

50 days until Vegas! Get a deal done!!

Yesterday I re-read 30 days and pinpointed the action items that I haven't completed.

This morning I put a plan into place to complete all of these items I haven't completed. I also walked the neighborhood and looked for new props and rehabs in process.

Today: Driving for $$$, audio training and hunting props on the internet.

Tonight: Bandit signs.

The book is 30 days to RE cash and I have 50 until the Buying Summit so that gives me 20 days to celebrate my first sale before I get to Vegas again Eye-wink

Time is Flying!

It's amazing to think that something as simple as posting an update on here can be so hard. I don't mean the content is hard to come up with, I mean that time is flying so fast that it's hard to keep up. Smiling

I am just finishing up for the morning. I did ghost ads, revamped my contingencies for my RE Agent contract and searched properties online.

Today: Back to driving for dollars (believe it or not my first offer was done with a drive by in my FedEx truck, crunched numbers in a parking lot and emailed my agent by phone and I only missed by $500), more learning with audio and I have also started parking my car near the top edge of the parking garage so I can put a bandit sign on it for downtown traffic.

Tonight: I am going to research customizable windshield sun shades to make my car a bandit sign everywhere I park and I am going to order extras to hand out. This is one area that I haven't seen utilized yet. I am also going to continue putting out my bandit signs.

Finals week!

It is finals week in my Master's Program, so RE will take a little bit of a backseat until I am done. This is a lot harder said than done, I can't just shut off the RE side of me anymore Smiling

Today I will continue to listen to audio and drive for $$$ while at work. If I can squeeze anything else in I will but until all of my assignments are done for my classes this week that is my main focus. The faster I finish those the sooner I can focus completely back to RE.

Busy Week!

I couldn't' access the site the past 2 days for some reason.

It's been a busy week! I changed up my contingency clause from 10 to 14 days. I know that I missed one deal because I needed an extra day or two! Bandit signs are out and I am making a few more tonight to either place out tonight or early tomorrow morning. Ghost ads and calling for rent signs for buyers. I have noticed a lot of different bandit signs out and I am going to start calling them to add to my network!

Today: Audio and driving for $$$ and taking down any number that I see on bandit signs.

Tomorrow: I am going to tour a few homes (it's been a while and it always adds some motivation) and I am going to spend the day finding props on the internet.

I have a new project I am looking into. It's a very large commercial building in my neighborhood. It would make a great hotel, apartments or condos and has restaurant/retail space on the ground level. It has been empty for over a year now and it's a beautiful building that shouldn't be wasted. Rumor is that it had structural issues and the owner spent all the money to fix it and when they reopened it they couldn't fill it and it broke them. Unfortunately I am having trouble getting the info needed to contact the right people and the people I have tried to contact won't respond. But anyway that is my little side project.

I think the nice weather just makes me motivated!

Thinking outside the Box!

Today I am doing something a little different. The past few weeks I have heard radio ad after radio ad with new RE groups coming through town. I have signed up for a few thinking maybe I would attend to see what free stuff they give away. I was talking with my partner last night and she said she is looking in different markets because of the flood of new investors and then it hit me. What is the room going to be filled with? Exactly the type of people I am looking for...INVESTORS! So my mission this morning is to network at the 2 hour seminar and maybe come home with some freebies!

After that today is going to be filled with offers, offers, offers!!

Took advantage of the nice weather!

I had a busy week last week. I decided to take advantage of the nice weather and get outside for the week instead of focusing on posting on the computer. Spent a good portion driving and walking neighborhoods (it felt good to get out and see the properties).

This past weekend I had a meeting with my partner and we have put a plan into place to hit it hard this year. She has decided that she wants to rehab and with me focusing on wholesaling we are going to team up. I will wholesale them to her and she will do the rehab and we are going to learn from each other and hopefully pump out quite a few this year. This week we are both calling banks and title companies to get everything into place.

This morning I am focused on the wholesale partnership. Making phone calls, getting some new bandit signs out and I am printing multiple flyers to hang in the area. Also making calls to banks and title companies!

Good week!

Last night I attended my first REI Club meeting. It's hard to do when you work 12-8 but it was so beneficial I am going to find a way to make it happen every month. It has a few local DG'ers in it which makes it nice. I walked out with a few good new buyers and private lenders. It also recharged my real estate batteries! Last night's guest speaker just happened to be someone that sat in front of me at the Buying Summit in November. Small world!

Today: Emails and offers!
