Hi Everyone. After the Edge event this past weekend, I finally decided to start my journal. I wasn't able to get there, but I watched online. It was great. I picked up a lot of motivation and even cried a few tears with Carol and Jen's stories. Everyone was so motivating there and made the suggestion that everyone should start a journal on here to get help from all the contributors to help us succeed. I look forward to everyone's comments.

I got interested in real estate investing from attending a seminar that Dean had in my area 3 years ago. I was so inspired by the speakers, but unfortunately couldn't take it to the next step and take the training. I was so disappointed,but decided to read his books, learn and try it on my own. I am ashamed to admit with all the good deals around I still have not closed a deal. I have read all of Dean's books and have put out marketing with the limited funds that I have. I have had a couple of properties under contract but they did not make it to closing. My contracts that I did have came from bandit signs so I know they do work. My 1st goal would be to wholesale a deal so I can join the Success Academy to get the help I need.

I still have bandit signs out and I try to put ads on Craigslist everyday to get motivated sellers and cash buyers. I have 5 good buyers on my list. I get a couple of calls from motivated sellers from my Craigslist ads, but they never pan out.

I get so excited for them when I read members comments that they have just closed their first deal and they have contracts on another 3 or 4 properties. I know Dean's techniques work. I know I will close a deal, but it is still very frustrating that I have not closed my first deal yet.

I have a realtor that works with investors and she isn't afraid to make low offers, but I am looking for another one right now since she doesn't seem to have as much time as I need going by the 25:1 formula.

So anyway that is a little bit about me and where I am at right now.

I look forward to some input and some suggestions-where I'm doing good or where I'm not doing so good. I know I have the determination to succeed.

Sharing your Goals

Good Morning JoAnn

Congratulations on taking the step to share your goals. One thing you may remember from this past weekend was that exact thing- Share your goals. It brings life to them and helps others help you stay motivated and move forward. We came home from the EDGE and I wrote on the bathroom mirror things to do and our goals and an affirmation for us to remember- WE DESERVE SUCCESS! Not this may not be your style but its great for us to see everyday the goals we have set.

Keep posting here and keep moving forward- It will all come together. We are all here to help. If you want you can send us a private message as well if you have a specific question or deal you want to share.

The networking at the EDGE allowed us to meet buyers and wholesalers from all over the country looking to buy and sell all over the country.

Getting Started Journal

Thanks so much Melissa. I'm writing my goals and putting them in my notebook I take to work every day and in my bag. I also am putting them on my bulletin board in my home office. Yes! Everyone deserves to be a Success and I know you can make it happen! I have every belief that I can make it happen with the help of the great people on this site and Dean's guidance and motivation every week. How long have you been doing this? Are you a member of the Success Academy? I am a member of the Insider Elite and also find that it is a great site to learn from the experts. I look forward to the daily wisdoms for tips. I have not made my affirmation yet. I need to get busy with that!


Goals

That's great keep those with you everyday. We also are members of IE. Signed up in November. We are from Washington State but packed up and moved to NW Indiana over the holiday season and are doing REI full time. Since mid January we have completed about 9 deals and have 4 pending. We are so happy with what we do. The information on this site and on IE is so amazing and helps us stay focused and on track.

Keep that positive mind set and we look forward to reading more about your SUCCESS!

Thanks Melissa and Valerie so much for the encouragement. I will update my journal as I go. Melissa that is great that you are doing so many deals just since January. That is what I want to do. Keep up the good work. I know with this site and the IE I will keep me motivated to succeed!

It's been a couple of weeks since I last wrote in my journal.I have been going through some of the IE coaching sessions I went through.One of them was to put up pictures of what I want my life to be. I had some but I am redoing them to more closely match my vision.

I have had a motivated seller that I have been dealing with. She needs to sell to move into a new house. She wants $150,000. The ARV is $143,500 and the kitchen needs a full update and other cosmetic repairs around $25,000. She came back to me asking if I could pay $125,000 after a few weeks. She says she owes $100,000. I figure I need to get it at $63,500 to be able to assign it to another investor and make $5000 assignment fee. That is 65% of ARV - Repairs - $5000 assignment fee. Negotiations have stopped at the moment. Any suggestions? Maybe I don't need to go as low?
