On February 7, 2013 I registered to attend the Income Property Cash Flow free seminar in Dallas. I joined this website community... slow to start... unsure where to begin... so I waited for the event.
On February 18, 2013 I attended the event with the intention of learning. I knew they would be selling training. What I didn't know is they give the money back... Unfortunately I still had to have half of the cost of the training upfront and I as of this date had $100 in my pocket $300 to my name, willing to give them the $100... but they said no.
On February 19, 2013 I got a phone call from Alex offering more incentive to come to the training class in Dallas on Feb. 22-24. I told him I have all the incentive I need what I don't have is the money to go not even the $100 from the day before... that money went to put gas in the car. They would have to front the money on the training for me to be there. Not going to happen even though Alex was going to ask. He, Alex did remind me to come visit the website. I'm glad he did... I probably would have stopped pursuing this as an option for income.
On February 20, 2013 I researched applying for a credit card with Wells Fargo. My credit is bad. I have filed bankruptcy in the past. I do have credit card debt now. My option is applying for a collateral credit card... well that's not an option without money. I do earn commission on selling training class (ironic huh)so I called to see how much and when I might be able to get the check. I found out only $60... my commission is attached to students paying on their account... oh well... not enough for Dean's workshop. I spent several hours on the website, posting a few entries, and started a blog. I found lots of great information... unsure how to create a step by step plan... but I'm only on page 27 of Dean's book "30 Days to Real Estate Cash". I have my "Why's" and I wrote my first goal... It's in my blog. Other notes about this day and surfing the DB website... I laughed and cried.. why, I lost good writing data two times... once in the 30 Day online exercise of why real estate and once in my blog. I tell you what... my unconscious mind and conscious mind had better get on board with each other!
Today, I'm laughing because I have bookmarked just about every forum I've looked at so far... back to reading for now.
Lord, I have a plan... it involves property, people,money, teaching and giving and receiving. I'm listening... show me the way! Thank you Thank you Thank you!

Hi Debbie dont try to look at all the pieces at once take them one step at a time, complete one and go on to the next.Its kind of how my day started out to day and its all most zero degress here and my morning started at 6 am got on the road and fan belt breaks now looking for the nears parts store, well one is about 3 miles away, limp in there truck starting to heat up but made its .Parts store is opening go in side we have to come up with a shorter belt the power steering pump siezed up we have to by pass that with a shorter belt, after going through a number of them we finally find one. I finally get it on now I pay and Iam on the road again and you know Iam on fire now, nothing can get in my way, having a super day and so will you just take one step at a time and dont look at all the steps, just one step at a time, just like our goals one step at a time and then you will get there and you will feel so good, thats what makes life so fun, wishing you well, Jim

After doing the online exercise I discovered my three deeper motivators are:
1. I'm driving my destiny.
2. I can be the person I want to be safely and securely and keep going and doing.
3. Peace and harmony
Here's my 30 day goal: "Today is March 20, 2013 and I Debbie Fletcher have achieved closing my first real estate deal within 30 days and made $5000 after taxes which now resides in my new Wells Fargo bank account."
On Thursday, February 21, 2013 I did very little on this project directly. My focus, (with thoughts on this project) moved.
Today, Friday, February, 2013 started reading Dean's book again a few minutes ago after replying to Jim. Funny thing... at least to me... the goal of $5000 I came up with two days is the same as in the example I just read. I asked for validation when I created that amount and I am taking this "coincidence" as a yes. Proof positive that listening to our own intuition (and getting validation) spurs moving forward. Yesterday's focus was part of the process of achieving. My message to me and others reading this diary of events is watch closely the emotions you put in the decisions you make... you may be doing something you are "guided" to do that answers a question you've ask. Emotions have the potential of causing you/me to miss the message/answer.
Back to reading.... oh... one more thing.... never navigate away from the direction you've decided to take until you are complete - discerning when you are complete comes with practice, failure and success.

Today, on Friday, February 22, 2013 after reading more of Dean's book "30 Days to Real Estate Cash" I had an "ah ha" moment. I had to admit my fear and stop telling myself "I'm not overwhelmed" and realize that I am overwhelmed... I'm overwhelmed about doing something new (again), my efforts failing to produce tangible results and listening to the "what ifs and what's next time if this doesn't work"... their is no what next... and it's natural to be overwhelmed. I let go of the what next and stayed with doing the now with ... and here's the interesting part... with no commitment to the outcome, just doing the steps. Emotions are going to come up because life happens.
Now I'm on day 3 of Day 1 - Day 5 Phase 1 & Phase 2. I've done the homework in Phase 1 (with the exception of buying one of Dean's books. that takes money.) I'm looking at the fact that this is a Friday and that my 5 days are up on a Sunday. I am asking myself now "What would happen if I choose to make the phone calls today?" The answer is simple... I would have completed the initial calls to real estate agents and worked out my belief that I feel I'd be lying to them since as of today I still have no idea how to put all the pieces together and now I have someone else in my game I feel responsible for.
Sounds like a great step to have out of the way. Let's see if I do it!

Two Little Debbie Snack cakes later, searching for a Keller Willaims office, getting gun shy, deciding to post something on my facebook page and in Craig's List, I made two phone calls. The first call went to a recorded message. The second call I reached an agent with Keller Williams willing to work with me and my goals. I gave them my new email address for real estate and he's going to send me an email to schedule a meeting for Monday or Tuesday with him, (the buying agent) and his partner who does the listings.
Here's how the call went... I started with the Matt's script in the book "30 Days to Real Estate Cash" and reached the receptionist who then transferred me to an agent that works with Investors. I followed the script quickly looking for what to say next. lol. I asked about deals for cash buyers in the area I am interested in as well as looking to him for information on the hot spots. I think my silence at times during the call helped because he asked some good questions and it gave me practice to see what would roll off my tongue from memory. I mentioned I am working with other investors and looking for an agent to create a long-term relationship with. He asked if I worked with more than one... my answer is yes most likely I am currently interviewing agents to work with. I forgot to ask him to send me some listings to see how quick he response. I will do that in a follow-up email confirming the meeting he wants to have with me. I did tell him I am looking for someone who is aggressive and available to work closely with me. I am excited at how well that went and looking forward to the meeting... I may make some more calls today and Saturday or wait until next week. I probable will wait until I get an email from them to decide. Little chunks... one conversation at a time feels good.
Time to read some more to find out what's next and to reread and review my goals. I found out in this step I needed to decide on how many houses and price range. I going to go for 15 houses in the next 12-18 months, price range negotiable after talking to the agents.
Patting myself on the back for moving forward today.

On Saturday, February 23, 2013 I made five more phone calls for a total of seven calls to real estate agent offices. I checked three of them off my list either because of reaching recorded messages or the receptionist didn't know who I could talk with and told me to call back on Monday.
I am going to go ahead and move forward to day 6 now even though I have more homework to do in days 1-5. I want to talk with agents a little more and get the responses back in email before mapping areas and deciding on price range goals. I feel pretty good although also hesitant out of concern for using people's time when I still have no idea how I'm going to do what I am saying I will do. I'm trusting you Dean when you say this can be done with no money and bad credit.

As of today, Monday, February 25, 2013 I have yet to receive any requested information from any of the agents I spoke with on Friday. I had a second agent want to schedule a meeting with me but he was headed into a meeting right now. I got his email address and sent him a version of Matt's letter. This second agent replied back within an 1 1/2 hours saying he is an aggressive agent but that the market is heavy with investors so I needed to be willing to make good offers. He did not include in his email to me the information I requested on hot spots or cash buyers.
The first agent that I did schedule a meeting with for Tuesday has failed to send me anything even though he said he'd have me something by Saturday morning. I may still go to the meeting because he and his partner work the area I am interested in. I haven't decided for sure... if I follow Bill and Dean's advice I mark him off the list and move on to the next guy. So at this point it means making more phone calls to agents.
I am in a good place with my enthusiasm. I am choosing to combine what I am doing here with my "slow and steady pace" mentality. I'll get to where I want to go. I am learning a lot about the real estate market or should I say about real estate agents. I also, by chance, came across a t.v. show called Property Wars. I got an education there too... it is kind of cool in my opinion how these guys decide on what to bid on. I come from a construction family background so understanding what these guys see came easy.
Today I am going to read more of Dean's book "30 Days to Real Estate Cash" and wait on calling more agents... after all it was late on Friday when I contacted the agents... I will just make a note of how the timing played out on getting any information. I have decided the second guy is out since he left out information requested in my first communication with him AND he was purposeful in telling me he is one of the few agents that I can get in touch with on the weekends. I pretty sure we are a mismatch even though I also get the vib he is intuitive. (Intuition is a key quality I want in people I work with)
