Well this is the beginning of my Journal and my name is Jim. Today was an exciting day. I started the "30 Days to RE cash" 2 weeks ago and have been working Dean's plan as well as implementing other advice I have received on this site. This is what happened today.
First project:Driving for Dollars. Went through a local neighborhood and found a vacant home. Used my power team title rep to get property info only to find that this home was listed this last December at 100K under market and did not sell. Through research and my partners (JT and Pamela) we found that the owner died last September and the Executor is in Washington (house is in CA) and she is very motivated to get rid of this problem. We expect to talk with her tomorrow. More to come.........
Second Project: A little background here. I have been a solutions provider bring parties together for the last 20 years. About half my business was done for banks, finance companies, mortgage companies and real estate firms working on very large projects. My strategies have generated over $6 billion in real estate/mortgage business since 2000. One of my contacts reach out to me and wanted to know if I was still in the business. Told him yes but with a twist as I am now doing it for myself. He said no problem, what he has it bulk properties at around 35 cents on the dollar (contingent on location and condition. based on today's current as-is value. My challenge is I have to proof up for $10 Million and the minimum purchase is $5 million. But with the current tight inventory here in southern California these homes could be turned very quickly. So I am glad I have already started filling my buyers bucket, I am just going to have to find a bigger buyers bucket. More to come....

I though I would put in an update.
On project one:

I think I have found 2 more so we are doing our DD.
On Project Two:
We are getting some interesting traction on this one. We have spoken with a couple investment groups but there offers were insulting so we said we would pass. So we will continue to interview others until we succeed.
We have found one RE and are looking for 2 More (Different areas). That is it for now I am look forward to posting "WE CLOSED OUR FIRST DEAL!" But, not today.

It's good to see you starting a journal. It will be fun to look back on later and see where you started and how you have progressed.
I also enjoyed meeting you at the REI meeting.
