My wife and I have been working hard (studying wholesale/assignment of contract, etc) to get this going here in the Greater Seattle Area for the past couple of weeks.
We have been investing in Indiana for a while (investor-flipped two houses and holding five), but we need to put more cash in our pockets more quickly!!
We are so determined to succeed.
So far we have done:
1. Posted ads on craigslist to attract buyers and sellers. Got some potential buyers, but having hard time getting anyone respond to our 'we buy houses ads'.
2. Ordered corrugated yellow signs (50 of them). They should arrive here next week.
3. been contacting real estate agents (so far we haven't found a good one yet)
4. Mailed follow up letters to owners of ugly and/or vacant houses we found.
We need to do:
1. buy sticks for bandit signs. Oh yeah, maybe we also need one of those big staplers?
2. send our business card to divorce/probate attorneys. Need to find a good template or draft one ourselves.
3. find more FSBOs (for some reason we've only found one...!) and contact them. I may try to find bird doggers for this.
Also, I have come up with this idea of turning our cars into mobile bandit signs! We would put car magnets to the sides of our cars and also put some kind of sign on the back of the cars, as well.

I posted an ad on craigslist to attract buyers and another ad to see if anyone wants to refer me FSBOs (fee for a successful referral). I am especially curious to see how the one for FSBOs goes.
Also, since I want to put an url to a squeeze page on the bandit sign, I got a new domain for that (a very easy one for anyone to remember). It's 'MattBuys.com'. Now that's easy to remember for anyone, I bet.
I heard that a lot of prospects are usually afraid/reluctant to call/talk to a live person (fear of making rather cold calls). So I may also look into setting a voicemail system for this. I am setting up a squeeze page for the very same reason. I have to get prospects contact me somehow to get things rolling.

Hi there, everyone!
We posted or we should probably say, re-posted ads on craigslist. We did not get good response to our 'we buy houses' ad just like the past ads. We must edit the ad and probably put it under some different category.
We did get fairly good response from potential buyers.
Also, when one of the real estate auction service firms here in the local area emailed their clients (includes us), the sender put clients' email addresses under "to"!
Aren't they all potential buyers!? Score!
Also, when I (Matt) went grocery shopping on Saturday (I hit three grocery stores in 2.5 hours!), I took different streets than usual and found a few junkers. I also found one estate sale. Got off my car and asked the person in charge if the house was listed or not. Unfortunately it just got listed, but we'll keep the information in our file. If the house does not sell and the listing contract expires, we will get busy contacting the owner!
Oh yeah, one more thing I wanted to mention. I (Matt) posted an ad on craigslist to find a bird dogger to find FSBOs. Two people expressed interest. Leverage!

Here is our plan for this weekend:
1. Keep looking for a good real estate agent. We have a good lead on this.

4. Finish creating a landing/squeeze page for MattBuys.com.

Good morning! Fall has definitely arrived here in Seattle! (that means, it has been rainy...)

- we found one really good agent, who is also a very active investor herself!

- we bought a pack of 25 wood garden stakes for $12. great price.
3. Contact one FSBO owner our FSBO bird dogger forwarded to us.
- we did not get around to this and realize that this really should've been the first thing we should've done...

My bad! I did not post our plan for this past weekend...
So, this past weekend, we posted our first bandit signs!!! Fairly exciting. We placed them near:
1. Wal-Mart (by signal along one of the two exits)
2. nearby shopping mall
3. McDonald's
4. Grocery store
5. near our home where we know on weekends there is always a long line of cars waiting for a signal to turn green.
It took us a lot longer than we thought to create the signs, so only five. But a good start. We will post a lot more this coming weekend!

Also, we found a GREAT real estate agent to work with. She is an active investor herself, doing deals everyday. So, she absolutely understands the game.
Moving right along...
One promising motivated seller lead came from the source I thought would be just an ok place to find motivated sellers - craigslist!
The home owner is unemployed... Plus he paid all cash for the house a few years ago! Now he must access the cash sitting in the house and really wants to sell it like RIGHT NOW!
It is worth about $220k plus some change.
He took $170k!!!!
He wants some moving expenses out of this deal but WHY NOT?!
This could put over $20k in our pocket!!! I don't mind giving the owner a couple of grand!
I really hope this will turn into a deal!
This week I am contacting for rent ads to find buyers. My wife will work on the signs and I will nail them to garden stakes.

Ok, so this weekend, we need to do the following:
1. put out the bandit signs
2. contact for rent ads on craigslist.com to find sellers/buyers
3. search for estate sales in the area (potetial seller leads)
4. make more bandit signs
5. create some kind of sign to put on my car (I Buy Houses! sign).
6. Screen the 10 FSBO leads one of our FSBO bird doggers brought to us. 10! How did he do this? Do I care? Heck no!
This is enough for this weekend!
