What is your strategy for this property? Are you looking to buy and hold, fix and flip or wholesale? Just curious because this could make a difference on what you ask the realtor.

Do you have a buyer's list?
You should never get your comps from the realtor who is selling the property. He is only going to give you the high ones so you may not get a clear idea of the accurate numbers.
You may not be ready to start yet. If you have read Dean's books you know there are certain things to do in order to get started. Make sure, as John says, you have your exit strategy figured out, etc.

Yes I do have a strategy I want to wholesale and have buyers and still to continue build my list I was a little confuse but I read my other book, and I call the number it was too late the property was gone, I am going to continue reading now I know how to get comps.
