OfflineJust recieved my books today and strangely felt like Christmas morning?! After my first hour and 30 pages later, I had to stop to start my journal. For starting something that is entirely foreign to me, I feel I should be doing this,... I Can Do This ! Eerily the excitement hasn't left ?! There is no turning back. I felt the same way when I got all my stuff. I was so excited but at the same time very nervous and scared. There is just so much knowledge out there. I love it!!! I am very overwhelmed - where should I start? I guess I'll just take one day at a time.

I have read materials and made a few contacts, but to my amazement, I place an add for buyers and sellers on a free listing site. One response for buyers looking for residential and storefronts in areas in my city. For sellers, two responses ...(1) a property with 10 acres. Contacting them today. But # 2 a 2 story brick, 3 BR listed at 27 K for quick sale by owner. APV is 53K . I called and offered 13, 800. Hes accepted !!! Meeting Tomorrow to lock up deal. No taxes due or liens. Owner moving to AZ. I told him I could close 30-45 days. Hes was fine with that. it came so easy, anything I should look for ?

Well done, Sidney-- if title is clear and there's no structural issues you should be good! Does your offer give you a due diligence or inspection period? (It should) That would give you the opportunity to pay for an inspection if you need it-- or run an ad for GC's and set up 4 to meet up you there at one time-- you should end up with 3 free non-certified "inspections" at no cost. Then you feel better about your $40K instant equity. Get that puppy sold!

Have inspector meeting me at property Friday. Put inspection clause in contract, giving me an additional 7 days. Clear title. Had 157.00 taxes due which owner paid today. Ready to roll ! Put bandit signs up today. Thanks for your help Tina about inspection. With the excitement, knew I was missing something. Just so happens there are 2 more properties for sale across the street and client i just locked up is introducing me to owner on Friday ! I'm Blessed ! Can it really be this easy ?
