Cash Buyers

My name is Laquisha Cain. My husband and I are having a hard time finding cash buyers. Any suggestions? The agent we are talking to wants us to sign a document stating how he would be getting compensated. He put the list together of cash buyers and properties, but will not give it to us until we sign the document. Can he do that? Or should we be looking for another agent?

it's not about him being compensated, and if he's doing a good job for you he should be. so far though he's done nothing but dangle a carrot. get someone who has faith in you and treat them right on your deals. that's my take for what it's worth.

also to find cash buyers run a ghost ad on craigslist. go to local rei club meetings, go to the sheriff sales and talk to people to see if they are a cash buyer, put up bandit signs that say 3/1 brick ranch, must sell, cheap cash only (or something similar)

There are much better ways to find real cash investor type buyers than through an agent. Personally, I have NEVER used ANY agent to supply me with REAL CASH investor buyers.
Here are my top 5 ways to find buyers. I look where investor buyers that are real and actually currently investing in real estate look or hang out. I meet them face to face with NO mailers!

1.Public trustee auctions. These people have real money and are buying properties for REAL.
2. I stop at every rehab project I drive by and get the owners contact information. These guys are obviously buying properties. I have also met contractors on site and can view there work first hand!
3. I go to every Real estate club or meeting I can find. I seek out the people that have properties for sale, not the 90% of attendees that have no money and are not action takers. There are usually a few people that are advertising and marketing their properties at the meeting.
4. I market for buyers on Craigs List. In the real estate WANTED or the real estate SERVICES sections.
5. I market for sellers using bandit signs, but buyers call me from them all the time.

With all of these people I simply ask if they would like me to send them my deals so that they can evaluate them and buy them if they have any interest.
I talk and socialize with them as much as possible. Just trying to establish a relationship. I DO NOT go into "whats your criteria blah blah" If they volunteer that info that is fine. I ad them to my buyers list and keep in touch with them. It is funny, but 95% of all my cash buyers want the same stuff!

A lot of people do not realize how many owner/occupants pay cash for their houses. They are not investors at all, yet your agent supplies you a list of these "cash" buyers and you waste time mailing to them. If you do get a list I would only mail to those who have a different mailing address than the subject property or have purchased in the name of a company or corp/trust. This shows that they are usually investor type buyers.

So don't let the lack of an agent stop you. Get out and meet people. This is where you will meet and develop relationships with REAL CASH BUYERS. You will find that these active, real cash buyers don't blog, they don't have websites, they are not on face book, they are busy buying, rehabbing or renting properties and networking face to face.

many of the buyers that i get from my realtor are owner occupants. i don't put that much stock in it. that said, they're are buyers on there that are real investors.
