Maybe I should know this, but I do not. Finally, I get a house undercontract then I am trying to wholesale it to another investor, and finally decide maybe if I want to close the deal, then I better just assign it? Help, please.

wholesaling is pretty much assigning... you usually assign the contract of a property at a discounted price to your buyers for an 'assignment' fee; (but your buyers don't have to be necessarily investors).
If, however, you want to close on the deal, and then sell it in the near future, then you will be flipping the property; or maybe even holding it and renting it, and maybe selling it in the far future?
Just make sure you have enough equity in the property for whatever strategy you intend to use...
Look up some threads on this site about wholesaling and read them; they are full of great useful information.
