OfflineHi, my name is Chanda (pronounced like Shonda). I've been a member of the forum for awhile. I have two of Dean's books and I'm finally getting over my fear. I'm ready to take action. My problem is I live in a very small town. Itis so small that we don't even have a presence on craigs list. There are no real estate investing clubs here either. The closest one to me is 2 hrs. away. My question is should I invest in another city? Can I do assignments in other cities from home? If anyone has any suggestions please help. Thanks and God Bless!

It depends on what type of deals you want to do. We live in California out side Sacramento big town. We buy in a small Indiana town because we can buy houses for 15k-35k. We fix the properties and hold them for rent. Then latter in life we will sell them.

I don't have any money to buy and hold at the moment so the only deals I will be able to do would be assignment deals. I was really worried about my town because I can't advertise on craigs list and I can't meet buyers at an investment club. Those were some of the first things that the book talked about that I needed to do. I got discouraged but I'm not gonna quit. I'm going to read the chapters on other ways of finding buyers and sellers again. Is it possible to do assignment deals in another city? Thanks Steve.

You can find buyers in your town by calling "for rent" signs. They are investors and may want to add some more rentals. Find a deal and assign it to them. Go to foreclosure auctions and talk to the cash buyer,they are the ones bidding.
You can find buyers that are renting and want to buy, but cant get a conventional loan. Put up flyers in laundry mats, grocery stores,etc where ppl will see them. "Why RENT when you can OWN"
Find a lease option property or seller(FSBO) with owner financing or L/O and put the tenant buyer in and make some money that way.
