Your Market is Great

Many times we as coaches are asked a question:
What area should I invest in?

Often our answer is the same:
Your own area.

It seems that too often then not people are encouraged by other peoples areas. They may feel that the "grass is greener" on the other side of the fence. They may feel that the stories they hear from other successful students are so fantastic that there is no way those stories can be true in their own area.

Here is the truth. Your are is Great. We as coaches travel to all 50 states and explore real estate with clients from all over the united states and even Canada. You can find real estate transactions just as great as you hear about. Only these transactions are in your own area. Sure, there are areas that have great cash flow and other areas that have great equity be we have worked with and found with clients great investments all around the country.

What holds you back from finding these deals. Often we find that a couple of things happen: 1) you are not doing much towards your business. In other words you are not full committed. 2) You are scattering your effects. You are researching your own area, other areas, finding buyers, Realtor, looking at properties, talking to new Realtors, crying a little, looking for new Realtors again all at the same time.

We find those that find these deals 1) Work and often work hard. 2) Keep their attention focused on one item such as buyers then when this completed they move to the next.

My Area is Too Expensive

there is no way that I could buy and hold in my area- it is one of the most expensive areas in the country! Yes, there are great deals here too, but I would need a lot more cashola; therefore I am investing in other states.

I am sure there are deals here

But I can see that many other areas have much better deals. You won't find anything (except maybe a 20+ year old mobile) listed for the $35000 or $50000 you hear about in everyone's example transactions. Even the REO's are listed above $100000. It does make me wonder if I can make my business work here.

I am finding no success with my buyer's list ads. None. So even if I can create a steal price, I have no buyers to use. I have transitional funding, buy no end buyers. I get the very occasional call, but all they want is to add me to their buys list. They aren't interested in buying much. I certainly have no cash or credit to buy anything of my own...

I feel like I am just treading water. I spend hours each day on doing things for my business and studying-But seem to be going no where fast-or even slow for that matter. I do wonder if another are would be better, but I have always lived here...I am sure it can be done here, not sure if I can do it here tho...

Thanks Diane - you are right

You have to find the strategy that works for you in any given area. I've come to the point in the Seattle area where I mainly want to wholesale - because the cost of homes is high and high ROI more difficult to come by. But I'm glad I started in my home town so I could touch everything first hand. Now I am focusing more in Cleveland where homes cost about 80% less and therefore the cash flow is much greater.
So every area can work for everyone, you just have to use the appropriate strategy.
