I lost my job yesterday. I have maybe two months worth of income, but don't have any money to get started in this. I wish I had help.

Anyone can make money with real estate. Having money, or not having any money doesn't make a difference.

- Assignments of Contracts
- Double Closings (www.insiderscash.com)
- Sandwich Lease Options.
If you focus your time and effort on finding and qualifing buyers, you won't have a problem finding properties that match the criteria of the buyers that you are working with. All of your focus and time and energy needs to be on building a good quality buyers list.
My top 3 ways to come in contact with buyers are through:
- Real Estate Investment Clubs
- Go to www.meetup.com and search for Real Estate club in your area and get a list of clubs local to you.
- Real Estate Foreclosure Auctions
- Find out from your local county courthouse to find out when the public auctions are being held and attend these. Great way to come in contact with actual cash buyers (not window shoppers).
- www.auction.com is a private auction company who auctions off property.
- www.williamsauction.com is also a private auction company who auctions off property as well.
- Marketing to local landlords.
The key to making money using OPM is to find the buyers first. Do that and you are "Made in the Shade"

Hi there, I pray all is well with you! I don't know your story but I am sure of one thing....time is ticking! Everyone on this site is hear to help. I am also new but I have the knowledge and I'm taking action so I can tell you all the things that I did since getting started. My interest is wholesaling, I've made a couple of offers but no deals yet...but I have the knowledge that can take me to the closing table. Pray, believe in yourself and go hang bandit signs!!!!! lol. Seriously, getting started is an action, not a concept. I have been way more aggressive these day, more than I have ever been but I am confident that this will work...

look at the bright side! you now have all the time to do REI for at least two months!
go join a REI club in your area- they usually have their meetings the first week of the month, so good timing- find yourself a mentor! Many experienced investors will mentor others who are motivated and can find them deals!

Get out there and go full throttle! No time to feel sorry for yourself! The deals will not come knocking on your door-go out and find them!

Start by building your buyers list, adv on criaglist, and other free web sites with ghost adv find out what your buyers want and go out get it done, action=success see you at the top. This is what I am trying to

This is what I am trying to figure out. Everyone advises me to join the SA, but they want money up front to get started. I understand the need to pay for a service, but I don't have that kind of cash. If I could get a bank to loan me $1k with no payments for 90 days, I would do that. However, my credit is bad due to an upcoming bankruptcy. I'm not giving up. Outside of reading. Just don't know what to do to take action.

Honestly, if you don't have the money right now I would wait a little and try to do some birddogging, or assignments, and then join the Academy; it is a lot of money to put upfront without a job. Look up and follow Carol Stinson's strategy. She started without a dime!
Instead of sitting in front of your computer typing how bad yo feel, look up REI clubs in your area, and attend one! Find yourself a mentor! They are out there and they are willing to help you if you have the motivation!

REI is not easy, but the hard work is very rewarding!
