Their is so many new names on here that it is impossible to answer all. But if you really want to succeed. Read and read and read some-more, Talk to other investors that are successful, And then read some more. It took me almost 9 months before i did my first deal. But when I started this i new I wanted to succeed and was willing to do the work. I have done 50 deals in the last 18 months with 0 money, bankruptcy and no JOB. And yes I did join the success acamandy and yes I did use them. I have used almost all of Deans strategies in one form are another just to see if they would work, Ans guess what they do. If i can help let me know. But please put in the time to know what you want to do. This is really easy if you are willing to put in the footwork and learn. A lot easy then a 4 year degree and a lot more profitable.

What great inspiration

There are so many resources on the DG website, it's awesome. I appreciate everyone's comments and the leaders that started like us (no deals and just getting started) and are now giving out advice freely. What a servant attitude.

Question?

Hey Randy I was wondering if I am going to be using the assignment or IEE
Strategies with my agent how do I make sure she gets a commission? from the seller,the buyer, or both.
And what if the seller and buyer both already have agents does this cause any issues?
I just need the details on how my agent would get paid for her help in the assignment deals?

Just wanted to let you know I'm moving along nicely. Calling a local real estate agent tomorrow, re-read important parts of BARM, and am working on narrowing the number of buyers I am sending the first batch of postcards to. I agree with Randy...

You need to read the books...You can read them really fast. But you have to decide what technique will work for you. You really need to re-read, the technique you want to do, take notes or high lite your books and then take that info and apply it to the deals you are finding. I am new to this website and I am finding the information from the people on here doing the deals the best teacher....Read as much as you can on the topics that interest you...then go for it!

Question?

Hello fellow DGF, I Just have found an agent that is willing to work with me I understand the strategies I am going to be using.(IEE, Assignment)
But the agent wants to sit down and talk about the strategies we are going to be using witch I can describe and I see where my profit comes from but how is she going to be getting paid I was wondering.
Does her commission come only from the seller or the buyer or both?
and what if I find a great deal listed with an agent does that not allow my agent to earn commission or will they split comission?
Well I need to explain to my agent how these strategies work but I dont fully understand where exactly does my agents money come from with her help on the assignment deals.

It can be worked out in differnt ways

But what I was wondering is what if the seller has an agent or doesnt want to pay commission wouldnt I be able to share some of the profits that I am making if need be.

Also say I get the seller and the buyer to sign all the necessary paper work
and now its time to take that to the attorney who is responsible for the closing costs.

Action Plan Successes

Hi Randy,

I know it’s been some time since I posted on this thread, but that doesn’t mean that I haven’t been implementing my plan. I’ve had a couple of small successes that I felt I had to SHOUT about!!

I revisited my Realtor last Friday with Matt Larson’s script in hand. She is willing to make the multiple offers weekly and the whole ball of wax. The only “no” was that she has never worked on assignments of contract. However, she is willing to learn along with me as long as we do it right way (legally speaking). She also, furnished me leads on several mortgage brokers and attorneys!

Get this. I spoke with the Success Academy today and found out that I am still a member (from my previous investment). This means I have access to all of the courses and COACHES!!! Needless to say, this is my missing link and I am “over the moon”! Believe me; I am gonna wear that phone number out. They are going to know it’s me just by the ring tone. Ha! Ha!

Also, I have read PFRERN and am almost through with YTYREP. I’m sure to read them again, as well.

I will re-do my Buyers list after the SFL “update” webinar this Thursday and follow through with sorting buyers, postcards, marketing, etc. I will also start my FIRST lesson from the Academy after my "break" this week, re: Dean's latest blog.

Before I go I just want to add something. One thing that motivates me besides people like you and others on the DG site is the CRAPPY job I have. Hurting so bad after working so hard (I can barely walk right now); is more than a “suttle” reminder of why I want a change in my life. It's a "no brainer"!!

Action Plan

Hey Randy,
Sorry I didn't post my plan But I've been busy with my assignments with the academy and the holidays, etc... Anyway, I have been so scattered lately with the lack of time and I feel like there's so much to do and not enought time to do it. As it is with 2 little ones I never have enough time to do anything for myself, so this is very hard for me but I will NEVER give up. Thing is I need this SOOOOO bad and yesterday. So here's my action plan:
1- Contact buyers to build my list
2- Complete the next 3 lessons with the academy
3- Find and RE agent and attorney

I don't want to add anything else to that list b/c it might stress me out. But that's it for now. Thank you for keeping on all of us to take action. Even adults need a kick in the rear sometimes. Talk to you soon!

Hello Randy I just wanted to say hi and unfortanatly I have not closed on a deal thus far but still I am working on it. I am so glad to see you back I think I lost a lot of steam when this post died out but I still have my head above water.
Fear is still haunting my real estate dreams but to give you some good news I have built my network a little bigger still need to find more buyers but I have a few agents in different cities that are sending me leads and willing to put in low ball offers.

Now I have another question for you but I am sure you already knew that LOL.
OK let me explain the situation first.
So I have an agent in the sacramento area that has a listing that has been on the market for a while I told her I wanted to put in an offer for 55,000 after reviewing the comps she had sent me and she called me back saying she would love to put in the offer for me and wants me to call her back If I still would like to make the offer so we can write one up.

Now here is the question will I be able to make the offer from 4 hrs away or will I have to drive all the way there to fill out the offer.

Also should I ask if the contract will allow an assignment or should I just attach an addendum to the purchase agreement that allows an assignment.

I just dont want to blow it when I am a part of such a great Family with great advice and I can ask ahead of time.

Yes, a very new(bie) as of this evening. The 1st action was to get involved with this wonderful group of people. The topic "TO ALL NEWBYS" caught my attention and I wanted to drop a note of thanks for all the helpful information and inspiration. I have noticed a number of "Academy" references. The next step in some type of taking action.
Should you read into my profile, I intend upon replacing my 40+ hr/wk driving public transportation with real estate income by the age of 62 when I will be eligible to begin drawing on social security. I look forward to more help from the group.
