Their is so many new names on here that it is impossible to answer all. But if you really want to succeed. Read and read and read some-more, Talk to other investors that are successful, And then read some more. It took me almost 9 months before i did my first deal. But when I started this i new I wanted to succeed and was willing to do the work. I have done 50 deals in the last 18 months with 0 money, bankruptcy and no JOB. And yes I did join the success acamandy and yes I did use them. I have used almost all of Deans strategies in one form are another just to see if they would work, Ans guess what they do. If i can help let me know. But please put in the time to know what you want to do. This is really easy if you are willing to put in the footwork and learn. A lot easy then a 4 year degree and a lot more profitable.

Thanks for the advice. AS stated I am trying to get this thru as my first deal. My action plan is to assign my first 10 deals or so to build a little "war chest" with which to invest. I have procured a realtor am working on building a buyers list. With no job no money and no credit I cannot attend REI club meetings (no cash), subscribe to pay web sites, or purchase bandit signs. But I am moving forward thru other means,, would love to have a coaches advice, once I do a couple of deals maybe I will be able to afford the success academy. In the meantime, thanks for sharing your experience with the rest of us.

And it seems just by posting my fears im getting over them and of course with the reply's im getting from the people that have succeeded like your self.i have been in the academy for 15 months no deals yet due to my own fault, but this time im in the SFL and i know ill make this work i want this so bad but, some how i still feel fear of failure.So that's why i need to hear great stuff from great people who have done this recently and who have been in my situation.

You are definitely inspiring and obviously know "where we newbies are" at this stage of our REI careers. As usual; you are short and to the point (no other way to be)!
After "failing" (not following through) with Dean's Think A Little Different course a couple of years ago; I resigned to the fact that REI was only a pipe dream. Then came SFL and walah...I'm re-motivated and back in the game. I know that this will be the answewr to my prayers, but just like any "system"; it will not work on its own. It will take input and ACTION on my part in order to be a success.
Not that I haven't taken action, as I know I have done so. I feel as though I've had a few small successes to date... joined local REI Club, attended 1st meeting, found a Realtor/HUD agent/Property Mgmt company (all in one)...all great. But it has been very sporadic and unorganized though. I'll do a few tasks with SFL; at the same time begin reading posts, etc. on DG site and find my head SPINNING with info overload...not knowing what to do or where to go next. Hence, yours and Deans points of the neccessity of an ACTION PLAN! Although I tell myself I'm being overly cautious; I know that a lot of it is just plain FEAR!! I would love to join the Success Academy, but know it's not affordable at this time. I'll just have to take advantage of this site, and utilize its resources of great people and advice for the time being.
By the way, do you or anyone else know if Think A Little Different strategies/literature are effective in today's market?
Anyway, my ACTION PLAN starts today:
1. Order PFRERN (obviously a must)!
2. FINISH editing Cash Buyers list in SFL (started several days ago)
3. Order and send out postcards to same
4. Place ghost ad on CL
5. Start assembling rest of my team (accountant, RE atty)
This is a start and at least I've got it in writing now.

Now that you have it in writing take and make a few copies of it and post it around to were you have to see it each and every day.And yes I have found that all of Dean's strategies have worked for me. Now I have tweaked some of them a little to work in the areas I am in. But for your question, Yes they do work'

How do I determine how much equity a home has. I know that in my position I should already know this answer but I asked a while back but never got an answer you probably didnt see it.

You gotta' get comps to find the fair market value, then find out from the owner how much they owe on the house. The difference is the equity.

What are your thoughts on us newbies fearing penalties

in the state of NY that is VERY encouraging.
However, every state is different.
Currently, this is one of my biggest fears.

I have taken many steps since getting the SFL system and like others have so many balls I'm trying to juggle it seems pretty hectic. I want to get my first deal as badly as anyone but I keep looking for more education and trying to do what I feel I must to set up everything I need. I guess it will just take more time than I want it to. Anyway, I digress my next steps to take include:
1) finish sorting cash buyers from SFL and send postcards to a select group
2) take the script I wrote for speaking with agents and call three within the next week

I've noticed a lot of differing opinions on that point. Some people say they are able to do this part-time and be successful, others talk about "Oh, I'm working my butt off and I'm proud of it!"

It does take a lot of work but if it was that easy everybody would me millionaires.So the way i see it is its a good investment because the outcome will be huge.
I work 50 hr weeks plus 1 hr dive each way sandy is pretty close to that.I want us to work together on REI not leave the house and make other people rich and this is the only way that will happen so WE will do what ever it takes with out ever doing anyone wrong.I spend every free second i have on this and sometimes it seems like im going nowhere then i hear dean talk about looking back and seeing what you accomplished during the week and hes right, we do, but don't give are self's enough credit, so we stated a journal to track are progress and we have come a long way its (Bob & Sandy's journal) please check it out.

Some progress here today. Separated by city in which the buyers made their purchases and will send postcards to those who bought in areas I'm interested in or just in those which are hottest in sales as well. Cross-referencing this with the investors that purchase the most properties in these areas.

Will need to be super prepared on this one. A 7-5 job doesn't leave much time for dilly dallying; committing to these three calls during next week during which I hope to have more time. In the meantime,
NEW 2) Review Carol Stinson's contracts from her website to be familiar/comfortable with them and to be prepared when I speak about them with a RE agent.

Hey Randy part of my action plan was to find a real estate agent to work with
and I encouraged my self to call an agent my RE Attorney requested I try and work with and she said yes she would love to help me get familar with my local area and help me in any way she can.
She wants to sit down and discuss some strategies to use and she also said she has been involved in the local market for years so I think she will be a good asset to my team.
do you think I should discuss the assignment and the IEE strategy or any ideas on how to tell her I'm not going to be using my own money.
