I know the subject of whether or not assigning has been addressed I wondered about bird dogging. Not for me but one of the REA's sending me properties asked me how I was going to get paid if my buyers closes. I said it would be a bird dog fee. She said in that case she doesn't want to know anything about my fee.
How do I explain it to her and is there a legal explanation that I can quote or point her to?

Your agent should know about your fee in this case because it should appear in the HUD that will be prepared by your title company, and often times, your agent represents you on the clossing table. Everything should be transparent to make it legal. In most cases, your assignment fee should also appear in your contract with either your buyer or with the seller. Blessings to all. LA
