Ever hear the story about the guy who had identical twin boys ... They seemed alike in every way --- except one was an extreme pessimist, while the other was the eternal optimist.

The father took the boys to a therapist who wanted to see for himself how the boys reacted when exposed to the same situation. One by one, he walked them in to a warehouse that was literally piled from floor to ceiling with sh*t.

The first boy immediately gasped and gagged and and covered his nose, screaming and wailing to get out of the smelly place.

But, the second boy seemed delighted and threw himself into the middle of it all -- and was seen getting absolutely filthy as he tossed it everywhere, until finally the therapist went over and stopped him.

The therapist asked, "Son, what are you doing?"

And the boy replied, "With all this sh*t ... there must be a pony in here somewhere!"

That's definitely a Katrina house with the info on what was the front window. Every vacant house has that on it.

Its from the the Heidelberg Project in Detroit. Its actually owned and left there for artists to decorate.

5 websites said it was worth $350,000. My realtor said it only needs $10,000 re hab costs. I can get it for $125. I have three HMLs and two PMLs ready to finance the deal. I think rehab will take five days. Expect time on market of 13241 days. This is instant equity of $339,875. omg, lol etc. Looking for a partner on this deal, I don't have earnest money or a contract.

Hi everyone, I have been on for a week i think now. I can not find out where i can post anything i want to ask. This site is not like other site forums i been. I sign up for class for DG and im at the get ur power team and network well alot of is to much to take all in and i know you gone to say go back do it again or read the book. I have been looking to Real Estate Agents and two call me and the first one just say she wont with anyone who is a investors she sound she was better then me. Nobody out there is better then me i tell you that i could said to her well i did not i play off cool with her and said by next i been doing somethng for my life. Then the second real estate agent call she was nice and she said she would work with me when im done with the class i just bad then. I just need to get my feet in the door some how and im just getting overwam with all this. Can anyone just help me what im i doing wrong???????????????? Sarah

I did just that. But it may end well. They actually trashed the house quiet a bit and am filing with my insurance now. Also to make sure I get treated fair I have an insurance adjuster that someone I know is using right now. Sure they charge 8% but they can get far more than that for you.
I did not kick them out when they said they could no longer afford the place and if I can't take $300, then they were moving out...no prior saying of anything, except 2 months before were hoping to buy the place she loved it so much. BUT...her son did not get the disability she hoped for. Then they stayed and stayed and when I sent people over to look at it she trashed it as much as possible to show and lied about me, saying I refused to fix anything. I had just put in an entire new central heat and air system 5 months before instead of repairing the old one that ran their bill up. This cost me plenty.
Now they moved out after an entire month and now I have to file or I am out thousands.
I know I had to deal with insurance about 8 years ago on a rental and it was hell. I finally got what I wanted but I don't really want to go through that again which I would have on this I think.
I want to see these people get in real trouble for what they did also.And since the woman is the one that really trashed things up the pictures are going to be turned over also to the child protective services to show how she raises her grand daughter. They purposely brought in dirt, smashed bugs everywhere, poured stuff all over a brand new all wood vanity, punched a hole in the refrigerator, busted a dishwasher, busted some tiles; rendering the entire house a mess since it was ALL in that same tile which now can't be matched. I can't wait until she gets cut off the gravy train she has going with the state of Florida.
Also he is working under the table and he and his boss will now be turned in, plus he gets disability and maybe they would like to see pictures of him in a tree cutting it down...
What do you'll think?
And anyone had simular experiences? How did they turn out for you? Don't we get rent paid while rehab is going on?

Also anyone know where to get private money in Pinellas County Florida as my daughter just missed getting a house about $140,000 under value because she could not do a cash deal.....
