I have read Deans books and I am very motivated. I am just surronded by lots of negative people and I keep hitting ROADBLOCKS I found a REA but he was really no help at all. I still cant seem to find a way to buy/sell a house without any money/credit. If anyone can help me in any way that would be great. It is 2010 and I need to do something to take control of my life. I am very motivated so any suggestions would be great. Please help me to help my family have the life they deserve to have. I will be great at this if I can just get by the first couple of ROADBLOCKS.

Bill, did you read the book? if so maybe read it over again, sometimes you pick up on things you over looked the first time thru. start by building your buyers list. That is the key to it all in my opinion. once you have a decent list of buyers you go and try to get a property under contract at a great price and then sell it to your end buyer. You dont need an agent to do this, try FSBO or find vacant homes and locate the owners and see if they want to sell.
I can be more detailed but it would take a lot of typing, there are posts covering a lot of topics in the forums. I suggest you read through them to find some of the answers you are looking for.

Get your buyers list going first so you have somebody to turn houses over to as you find them. then, Get on realtor.com and find houses in your area. What I do is write down the addresses of the ones that say motivated seller or settle estate et al. Then I go look at the houses and if they look like something that is worth while, put a really low offer in and sometimes it'll get accepted. As I'm driving thru the neighborhoods, I jot down the for rent ads and call them to see how much they rent for and if the owner wants to get rid of the house.

Bill i agree with everyone here.There is more information on this site than you can imagine.All the tools are here and in the books.I am where you are,but im slowly but surely puting the pieces together.Just do something real estate every day....one step at a time.Good luck with all your deals.Don't give up we are all pulling for ya!!

Please do not think that a "couple of roadblocks" can de-rail you.
A friend of mine (and Richie's) posted on this site, an amazing Journal about all the roadblocks he came up against! We watched him every step of the way, like everyone else on this site at the time!
He named it:
"hit roadblocks, so whats next to keep moving forward***unofficial journal***"
You should read how he methodically worked through every roadblock, posted about it, asked for support, inspired half the members on the website and ended up buying a multi-family property with potential to increase the already positive cash flow!
His name is Marc and, for the record, he did all of this at the age of 23!
My suggestion for you is to read his journal.

Hi Bill, I dont know why you havent gotton an answer on this one yet I am not an expert on this but if you go to private money lenders in google than you will find some ways to get funding to do your deals. Its not free but if you have a good deal it is worth it...you pay them when you close on the house. Just be careful some of these web sites are not honest,never pay anything up front. I have heard of some in the CT area Hope this helps...Diane
Bill, 1st of all 9 out of 10 REA are not only going to believe in you or what you are planning,& but probably not going to be much help at all. If you have no cash or credit ... YOU MUST BUILD A BUYER'S LIST FIRST !!!, then assign contracts or bird dog agreements & make a few "K". There are many different ways to "adjust" different strategies to your own style & what works best for you, in your area. Being a real estate investor, is being an entrepreneur, which is being able to solve problems. Keep trucking forward & pick up some momentum...you will be suprised how it will help keep you going. Gary & Jill, Angela, and the others have it right. You need to build a buyers list, find a good agent that understands what you are doing and is willing to work with you, and just block out the negative people in your life. You can do it, anyone can!
