Just wondering if anyone has been able to make assignments work in California. If anyone has any knowledge of a Title or Escrow company that is still doing assignments, please post it here and let me know. I have contacted a couple RE Attorneys, and well, let's just say I need to keep searching for someone who understands what is going on. Thanks in advance for any help with this information; I have exhausted everything I can think of, and I know the DG Family is great about helping each other out!

You don't need an attorney to do an assignment and it really doesn't matter about your escrow company. All you are doing is telling them that you have assigned the contract to another person and you give them the information of the new buyer. I use Chicago Title. They do everything.

To make it kinda short, dont be shocked if you run into a Title Co. that says to you: I cant do assignments/Its Illegal, blah blah blah..In many areas title co's no longer write the assignment for you but its no big deal u can write it yourself and make sure the escrow agent gets it if u have to wait until close-on this site the forms are there....I just Looooooove that word

I have started the assignment process a few times, but never have made it to the table...I have problems with the title and escrow companies and their "You need to fully disclose to the bank that you intend to make a profit on this deal and how much you will make" bologna! I have also had a couple of sellers who don't perform in the time frame I needed them to. No biggie on the second issue. I just need a way to get around the title and escrow.
I have used the forms from this site for my transactions, but the last time I was able to do anything was about 2 years ago...since then, no luck. I am going to a REIA meeting on the 16th, so I can network with the investors who are making it work for them out here in CA. I will keep you all posted as to what I learn if anything new. I am fairly new and trying to get started in REI, but I keep hearing/reading that assignments don't work in CA - Was wondering if you have had any luck yet and if so can you please provide some pointers?? I also live in Southern CA. Thanks!

assignments work in CA. I just did one last month.
So, I know that assignments can be done in CA. I have a wonderful Title agent and she has a wonderful Escrow agent that she uses. Now, here is my new dilemma...I cannot find any deals! LOL
How are you finding your deals? I have tried ads, bandit signs, FSBO's...but have not found any motivated sellers. What are you doing to attract the business? Also, there are a lot of flakey buyers out there, and I am just about ready to give up on all of this.

I'm with Kimmie. I'm in northern California and have been doing them since 2004. Chicago Title is investor friendly. Just close with them in a deal in Indiana, but also use them in California.
