Have a Buyer but No House

I have a problem. A lady got my business card and she wants to buy a home. She has a grant for 50,000 downpayment on a house. She has a good job, ok credit, and money for downpayment (the grant). My problem is that I don't have a property locked up at this time for her, that she would like. How should I go about findig her one, or should I refer her to a real estate agent? I don't want to cross any lines into the real estate agent duties and cause trouble. So basically I need to know what would be the best choice for this situation? I have a few ideas, such as taking her to FSBO, finding an agent that will let me lock the property then sell, or just locking a property and pray she likes it. Not sure! Anyone have any advice? It will be appreciated.

I'm not sure if you would agree but if I have an End User buyer and looking for a house that's move in ready, I will try to contact Investors who have properties for sale. Those properties they just Rehabbed. That way, you talk the same language and not the language of a Real Estate Agent. That investor will give you some Decent commission or perhaps you could negotiate how much you want to make.
