The way I look at it there are three kinds of people who have bought Dean's book.
1. Those who read the book and do nothing.
2. Those who read the book and procrastinate but eventually jump in and make some money.
3. Those who read Dean's book and jump in with everything they have learned and become millionaires!
If you are ready to start making money than the first thing you need to do is find a property. Try not to focus to much on all of the other details because you will burn yourself out before you even start. I find that this is what makes allot of people fail at this because they get overwhelmed with information trying to take it all in at one time. The contracts, the buyers, the assignment etc... this is what makes fear set in. That fear is exactly what will cause you to fail!
So take a deep breath and focus on finding a property. Then come back to this post and tell us about your property that you found and what makes it a deal to you.
Spend this week searching for that perfect property on craigslist, newspaper, even driving around your neighborhood looking for vacant properties. Call the owner and go look at the property to get all of the details. Then come back here... that's it!

Thankyou Carol, another informative post by you. The thing is a person like me has to "keep it simple" or I get befuddled(?). I prefer to be in category 3 but my procrastination gets in the way. Carol, that was the perfect post. When I first started learning I was completely overwhelmed with information and what seemed like a million things to do to get started. I spent a lot of time reading and looking stuff up on the internet and stressing out and doing more classes. When I finally had a direction it changed everything because I had a focus.
A couple of weeks ago I closed on an REO that I'm about to flip! It's the same size as the house I live in, 2 bd/1 ba, so imagine my delight that I got the house for less than half of what I paid for mine 5 years ago! What a deal! I just jumped right in and did it and I'm on my way.
