I'm a new member. I purchased the upcoming training with Matt and Dean and I'm looking forward to working with you all.
About me:
I'm currently a teacher in Japan, I teach English in elementary schools. My contract ends in March, at which time I'll be going back to Canada and start over with nothing.
I have a few business ideas but I intend on working hard on real estate to ensure my family's future.
I wonder how many Canadians are out there. The market is really different in Quebec, where I'm from and I suspect that the laws are also different.
try finding a house under $60,000 and you'll have a hard time.
That is why I'm half thinking about driving South to the border towns and see what's out there. I wonder what are the legal ramifications for that.
Any insight from fellow Canadians would be welcome.

Welcome aboard and jumped right in. Glad to see you signed up for some training, Dean and Matt really do go out of their way for anyone that wants to do this. My niece was over in Japan teaching English last year, ended one contract in Dec and starting another one in Feb. I was surprised to hear you are coming back with nothing, were you not able to save some of the money you made over there? I was thinking that's one of the perks to going, your able to save more money. GOOD LUCK!

I too lived and taught English in Japan. Where are you at in Japan? It seems that we have some people on here that live in Canada, but I do not know the laws myself for Canada.

I currently live in Nagano prefecture,host of the 1998 winter Olympics but I moved accross the country a few times.
The cost of living is quite low here but so are the salaries. My financial troubles stem from a failed business venture in the wonderful world of eikaiwas (conversation schools) where I ended up owing $500 a month instead of making money and that, out of my $1500 income. So, yeah. I paid of most of my debts by now but I'm moving country, which is expensive.

Question: I'm considering investing in the U.S. since the market is much lower than in Canada and I think I would need a LLC, what state should I get it from?

To invest in real estate you do not need an LLC read 30 days book and beginning there and then consider which option you may want to take in real estate.....

Oh Hugo - as stated about you don't necessarily need an LLC, and if you're "investing" - as in buy and hold, most banks won't lend to an LLC. Those that do will typically be a commercial loan which has higher rates and shorter terms.
I invest in Vermont so just over the border from you in Quebec. Personally I wouldn't recommend any border towns for a buy and hold rental. Maybe you could do a flip, but the area is sparely populated. You have to move slightly south to Burlington, Montpelier areas, which have more people and a better economy.

I am happy to hear that you were successful in Japan. I know what that life is like and I understand your wanting to come back "Home" and become a success. I too served in the EFL/ ESL profession in Korea and in Philippines back in the 90's. I came back in 2002 under different conditions. I was suffering the effects of Diabetes in the Philippines and did not really want to leave but had too and was returned to the US as an indigent and alone. I wanted desperately to have my Filipina companion with me. But Financially I was in ruin. When I returned I thought I would be able to work 2-3 part-time jobs and get at least a foot up and send my companion support till she and her son could join me. Here I am over a dozen years later and still in the same position (living alone in America with a part-time job at Walmart desperately just trying to make ends meet). Financial opportunities are few and far between.
I followed Dean for the past 3 years. I too tried my hand at Real Estate a couple of times. I also read his books (some 2 or 3 times)and followed his site. Any time his name came up I went after it... but ... I never once attended his boot camps or pursued any of his training offers (mostly due to a lack of funds).Instead I tried to keep my feet on the ground going to my meager job and keeping up with my debts and obligations. All of this has bought me to this point in my life. I am now a 60 year old Veteran deeply in debt and about to be evicted for about $500 back rent. I have $125 in all my accounts with another +$300 in future debts due next week. I do not get paid but every 2 weeks and it is not enough to cover even expenses for daily living. I ride a Bicycle to work (10 miles away) because I cannot afford to pay insurance on a car, I try and send $100 a payday back to the Philippines to support my companion. I am about to be evicted from the place I live now (a 60 foot trailer with a bath I can not use). And .. I have no savings at all for any kind of retirement.
I wish you luck in your endeavor and I hope all goes well. I lived in Plattsburg New York for a couple years (While I was stationed there in the USAF). It is pretty country up there but a bit to cold for me.

Hugo - You're welcome - yes, feel free to ask questions at any time, especially if you're looking for real estate in the Vermont area.
I buy from wholesalers if the right offer is presented. I'm not a cash buyer but work with small local banks that can move pretty quickly with properties in any condition.
I don't have a "power team" so to speak. Vermont is very localized, the bank, attorney or agent (if any - I don't use agents too often) depends a lot on the county.
