Start marketing for a one. I have see multiple ads on craigs list looking for a bird dog. I have also seen bandit signs trying to find someone as well. I bet you could find a couple on this site as well.

I tried CL also and got 15 responses. Sent job description that said, "If you are still interested, email back for a contract."
10 wanted contracts.
Emailed them to set up a meeting.
I went to the meeting. Sat for an hour and one finally showed. (The only reason I even waited that long was I had scheduled an appt to look at a prop in that area, so I ate breakfast there.) I was so aggravated at waiting for so long that I told the waiter, if anyone else came to give them a separate bill. I was not paying for anyone who kept me waiting that long.
The one that showed acted all excited but I never heard from her again... maybe she was angry she had to pay for her own food.
At least finding someone on here, you know that they are interested in RE. You never know until you start working with them, how ambitious they are, but I'll tell you, I have an absolute GEM! He is the BEST!

He posted something and I PMed him about it and, you know me, (HA) we just started talking and the rest is history.
But I also don't treat him like a BD. He has a very good eye and is driving the streets every single day for me. I told him that any deals I close from props he finds me, I'll split with him. He was shocked and asked me why I would do that. I told him I feel that it is only right. We are all here for a better life. This way he will always bring me the leads exclusively, too.
I have had some bad experiences with partnerships in the past, so we are not partners but we do work well together.
Put it out there. There are a lot of new people here that would probably love the experience.
Let me know how it works out.

If anyone needs a bird dog in the Charlotte NC area, I'm your girl! RE broker for 11+ years, and I understand what investors are looking for.
I found the greatest BD EVER! Right here on DG.
He already knows how this stuff works and now he is even helping me put up my bandit signs!
