OfflineHi my name is Joe Ahumada I'm currently in a situation where I was recently laid off. Right now I'm collecting unemployment. I bought Dean's books about a year ago, but they were put to the wayside and were eventually lost in a move. I have recently rediscovered this system and have an abundance of time to pursue Dean's system. How do I get started? I have no money and bad credit, I know from reading Dean's book that you can still do his system even with these obstacles. I no longer have the information to do so. Dean has said to put questions up and the answers will come flooding. I truly want to be successful and have the time to dedicate to this. Advice and Suggestions welcome : )

Do contract assignments with unlisted, distressed and motivated homeowner/sellers properties. No agent involved. This requires that you gain knowledge of the marketplace you are dealing with. You must know what properties are actually SELLING for and you must be able to estimate rehab/remodel costs.
At the same time you must build your list of cash buyers. Rehabbers and landlord type cash buyers.
Finally, order Dean's books again! I know people that have spent their last $40 on this info instead of buying groceries! You have to be committed to making this work. Sacrifices WILL be necessary. Read all the forums on this site. Most of the questions you have are already here!! Take the time and do the research!!
I have given you the basics of what you need to do to get started. You will have to do a lot of study and action taking to get there. You need to do this for yourself, no on here can give you a magic answer. You have a starting point now!
