So with my past as a real estate agent and the help of Deans courses, I have worked things out so my team of agents recruits others. With the system I put together the agents will get the calls from the bandit signs and will talk to me about the deals.
So I just need people to place signs and I need buyers. I'm still working on my online system (so the birddogs can see when they get calls on their signs), but I can track whos sign the call came from and will pay a fee to the person whos sign brought the deal.
I'm going to charge a 10% wholesale fee for the deals I wholesale. (10% of the equity in the deal after estimated repair cost) and will pay 7% of that as a fee to the birddog.
This system will only net my company a small % of the fee but it'll be running in 20 cities so it'll add up. Plus if it works here I plan to start in other states.

That is one of the things I will be doing. Plus I am also bringing in leads from public records.
I am looking to have as many possible buyers on my list so that I can handle as many deals that I can each month. With all the leads from recently sold properties, public records, and networking I can be sure that I won't be slowed down by a lack of buyers.
With birddogs bringing in callers and the agents handling the deals, it leaves me with the backend stuff and networking. So it makes it more systematized and will result in more deals.
I'm really hoping we can get at least 4 deals each month in each city. That way we're helping several sellers, birddogs, agents, and buyers.
Even with our small cut we don't do so bad either...
I need deals in the Denver and surrounding areas now! I am a buyer IF you can provide a deal. 4 to 6 a month.

I am working on getting Birddogs in the Denver area to place signs. As soon as I have deals in that area I'll be in contact .
I think getting Birddogs is going to be more difficult then Buyers and Agents.
I'm also working on a website and I feel once I have the details laid out for the Birddogs it'll be easier to recruit Birddogs and Agents.

The problem with bird dogs is they have NO IDEA what a deal is. They are a dime a dozen. Just advertise for them in the Gigs section of craigs list. You will get 50 the first day! None of them know what a deal is or they would not be bird dogging is the sad truth of the matter. Bandit signs are great! Use them and set up a system with your realtors to offer on distressed REOs.
