Hows it going,
My name is Davillion Ward & im stuck on tryna wholesale REO's with TF(double closings), but NOT having a LLC or the money to create an Cooperation. I live in Sacramento, CA & i googled sum ways of doing so:
1. Put it in a Trust
2. Quit Deed????
3. Then some things about closing escrow 2-3 times???? IDK
Any who, i want to be confident in submitting offers but once i get one accepted, im afraid i wont be able to close on my end.
All i have is the insider cash TF, with no job at the moment.
Please give me step by step advice of how to get around this small hurdle, i need to close deals in a major way!!!

You can create an LLC for about $50 through your Secretary of State Dept for your state.

Create a qualified cash buyers list and use the buyers funds to do the double close. Michael Mangham...do you have any input on this? I've never done REO wholesales myself.

In CA it is tremendously more expensive than that to create an LLC. This is a very unfriendly state to small business. And in addition to the initial fee to form your LLC, there is an annual fee of $800 that must be paid whether you do any business or not. Actually, the $800 is the minimum annual pmt. Once you go over $100K it increases.

Do you have a qualified buyers list built?
You need that first.
Then never tell the seller your going to assign it.
If they are motivated they won't care anyway.
