First ask yourself if you are looking to get into a deal and make a lump sum of money then get out (this is a great way to build seed money). Or are you looking to build residual income through rentals?
Lump sum money would be a fast cash strategy
residual income would come from cash-flow techniques.
Fast cash techniques
bird-dog (no money down)
assignment of contract (no money down)
double close (no money down)
buy & sell
buy, fix & sell
Cash-flow techniques
rentals
lease options
sandwich lease options (no money down)
seller financing (possible no money down)
The key is to determine what you are trying to accomplish then what resources you have or can use.
for example: if you are looking to make a lump sum of money and no money or credit to put into a deal then you'll want to use bird-dog, assignment of contract or double close.

Don't be scared to try, and I was for a long time, and still have problems getting over some things, but it will help to talk to everyone you meet, about it.
And if they talk negative about it, I came back with this....one guy loves basketball and was down on real estate. So I said can you give me the names of all these people you said it didn't work for, because I want to find out why they had a problem with it...amazing how quickly that changes their conversation. Then I said to him, well basketball I heard is just a game that is rigged. And he said it wasn't, I said it must be that is what everyone says, and since I don't understand the rules I believe it is.
This always puts a damper on their cutting it down.
But just speak with confidence when you talk to a seller. Make them know that you have ways of helping them that an agent can't. Let them know you work with other sellers or buyers, and always have someone looking for properties. You don't need credit or money down to do a lot of those deals.
Wish you the best and find a lot of fourms on here and start reading what others have done, I have learned a lot just by doing that.
