I am setting up an auction for the property I actually live in. I want to downgrade so I have more money available for REI. I'm doing an auction for the option and monthly payments. I am bringing in several people to help me, including RE agents, mortgage brokers(to make sure they can afford it, and see how long it will take for them to repair their credit), art and furniture companies (to auction stuff they may have off at the same time) a local caterer, etc. They do this for free because of the marketing and exposure they get! Setting the ambiance for the auction is very important, only coming behind marketing it. I'm following the methods of Stefan Kaslan. I'm doing it this way because its a higher end property and I need to target a very specific group. People who make a lot of money but have ruined their credit with a foreclosure, bankruptcy or other reasons.

I have not done it for other people as the laws are iffy in CA as to doing them with property you merely have under contract. (I still don't have a trustworthy lawyer here in CA, any recommendations?) You must be licensed to do an auction in CA. I'm also bringing in a professional auctioneer; their fees are paid by the buyer/optionee.
