I purchased two of Deans books last year and have read them twice now and have enjoyed every minute of the knowledge put forth. I am searching for an answer to my question that I have, but can't find it anywhere that satisfies me.....CAN SOMEONE PLEASE GIVE ME THE RIGHT ANSWER, EVEN YOU DEAN...PLEASE!

My parents passed away and left me the family house of 40yrs plus.(in which I am living in). Through word of mouth in the desired neighborhood here I found a buyer who wants it now, they have paid for the inspection and are ready to purchase "as is". My question is, since I did not go through a real estate agent and did this on my own, what is my next step? Do I contact a real estate agent or attorney or what? And how much would the going rate do I pay to him or her who draws up the paper work?

Here is what to do

Allow them to make an offer to you. Decide if it works for you and if it does, then accept the offer.

Take the purchase contract, earnest money deposit and go to a title company and set up a closing and sell the property.

A title company has attorneys on staff that review the docs to make sure everything is legal and good to go to closing and are in compliance.

Make sure you get a Proof of funds letter(POF) to ensure they are going to have the money to buy.

Thanks for the feedback mlaurita. I thought I would receive more from the DG Family. I will check into your recommendation, and see how this works for my situation. On the other hand, if it does not seem comfortable to me, and I do not need to lose my house over a contract written wrong, I would prefer to let someone else ( whom has vast knowledge and/or experienced/licensed ). So my next question is "how much should I pay a real estate agent or lawyer to draw all the paper work up"?

takes care of the legal aspect as was said they have attorneys on staff to handle the paperwork

Due your own due diligence in terms of comps so as you're not getting screwed;

trulia.com
propertyshark.com

among others can give you recent comps of sold like-type houses in your nabe within the last 6-12 months

Hank. Do you have to sell the house? If the house is paid off, you are sitting in a gold mine. You can take out a HELOC on the house and start buying other houses. You have to live some were and if it is a good neighborhood even better it will hold its value.

The information that has been given to you from the other post is all good stuff if you want to sell.

Thank you Steve and Veronica for your input also. I have already started the process in which I myself am not to happy with. I will surely post my actions and my statements on my decision......I have been totally stuck on this whole ordeal concerning my house. I have listen to both parties from the DG Family, But I still can not receive my answer to my question from the beginning. HOW MUCH OR WHAT SHOULD I HAVE DONE TO SELL MY HOUSE F.S.B.O. AGENT OR TITLE COMPANY OR A LAWYER....... Like I said, I have already started the process on my property and have signed numerous documents and I am not happy with some, but thats what I have to do ASAP.... The best thing over all is the location of the new house I am looking at....there are lots of flip housing going on, and me being a licensed contractor it is to my benefit. But I will let you know in a couple days of what the outcome of my house is here in which I am still living in.......again thank you for your response. There is nothing about the benefits on my part that in which I have dug deeply in Deans books....I love the books and the info, but why can not I get the answers from the DG Family? Using an agent

Hello Hank,

You can use a Realtor in 2 ways:
1. As a transaction licensee - they only do the paperwork, some do it for a % of the purchase price, 1% for example - some agents set a flat fee.
2. As a seller agent - they represent you and your best interests. They will pull comps for you and advise you to a fair price, negotiate on your behalf and make sure all the t's are crossed and you make it to settlement. This would likely be for 3% - 4%. All fees are negotiable.

With option 1 you are NOT represented, they are only doing the paperwork to documents what the buyer and seller agreed to. That's it.
