Deal #1 in process

Well I have deal #1 on my plate right now.It is a FSBO about 3 houses from my mom's house where I grew up.Here's the details.

Asking price:$55,000
SEV:$35,000
ARV (ESTIMATE):$75,000-$85,000
I OFFERED:$45,000
Counter offer:$49,701= payoff+closing costs
I intend on offering it at:$56,000
Totalview:$109,000 but I know this will be too high as the house next door sold 10 months ago for $93,000 and it is larger,has another bedroom and a basement.

I know the lady who owns it and her son who is renting the home but we are not friends or anything.She is willing to just take payoff plus closing and walk away.Fear has been holding me back i think so I just put myself in a situation where I had to take some form of action and giving up is not an option.So with that said I am concerned about earnest money but think she will be ok with earnest money at closing/in two weeks or a small amount that maybe I can come up with.

My biggest concern is closing.I know what the process does but have no Idea what I am supposed to do other than submit my contracts to the title company.I will be signing the contracts this weekend and start marketing to my buyers list etc.I am not sure what to do after that besides assigning the contract or setting up a double close which I am not sure how to do that.

So I would love any input you have on this deal and any advise or direction as far as closing goes.Also do you guys and gals think this is a good deal?Thanks everyone and best of luck to you all!!!!

Hi everyone,Its been awhile

Hi everyone,Its been awhile since I have posted.The property I wrote this post about,the contract will be up in a few days with no real results.I have 3 other properties and have been busting my rump answering phone calls showing houses and responding to emails.But still no takers.Two of the properties are huge 2000sqft houses with multiple units but when people see the condition they are turned off.I'm not sure how to take this. the houses are for sale at $15,000 and $8,000 need between $10,000 and $20,000 of rehab and would cash flow like nobody's business.I even had a guy ask if the $15,000 house would be fixed up at that price.I told him you don't get a 2000sqft house for $15,000 in good to great condition,he didn't like that.So I just wanted to let everyone know how it is going.I am still plugging away,hoping for a break through. Jan and Petra He hasn't gotten back to me on your areas.I will ask him about that the next time I talk with him on the phone.Maybe he missed the email or something.Well till next time and I will keep you all posted.Best of luck on all your deals!!!!!

When you get the info on my area, just let me know. Also the badge thing is site wide. I emailed Megan and they are working on it. Have no idea what happened. On the houses you have. Are you in the position to hold these props and do the repair and then list them? Just a thought. Or how about some type of swet equity, lease option type deal. Throwing stuff out for you, there must be a way to move these props. Did you send a pm to Carol for her wholesalers?...Jan

Thanks Jan,No on the lease options the bank wants to cash out.If I had access to about $25,000 I would but the one and fix it and use it for a rental.It would easily cashflow about $1,000 a month.But unfortunately at this time I don't have the cash or credit.There has been lots of calls and emails on the properties so...soon I believe the ball will start rolling

Thanks Jan, I can feel it..sometimes it feels like so close yet so far away,but at the same time I know I am doing the right things and I do something RE every day.Another thing is happening too.I learn something almost every week that are things you just learn from experience.I can't wait to be a Real Estate Investor with a balance in my bank account...in time it will happen.

As for deal #1 the contract has expired! It was too small or a few blocks out side desired investment area.ETC

I also have % other properties and none are moving. I feel so close yet so far away.I have borrowed money from everyone I know to look at houses and take pictures,talk to homeowners etc. But nothing seems to be working.I am much more confident and way less nervious when talking to people but when it comes down to it buyers are not buying.I list locally,I list on dozens of sites and I market to all the buyers on my list.

The hardest thing is I am doing this with no encouragement or hope from anyone!!They are all just waiting for me to fail and say so.On top of this I have some serious financial things that have come up and just the day to day trying to push on and make it through the day without giving up on life in general seems impossible to fight.

I am not giving up on my dream and will continue on... but I fear that if something doesn't give soon I will not have what it takes to be a success.....And that is my biggest fear

I can see you with that cash in your hand from your first deal. Don't give up for any reason. Plowing through the toughest parts and persevering is what will get you through. Could you try to change your approach to take over the loan subject to the existing terms? I know you said the bank wants to be paid off, but maybe try to word it cleverly to make it sound like they can't lose. Keep on trying, and never give up!

Hello DG family it has been awhile since I posted so here is what has been going on with my first deal.Deal #1 should be done by the end of the week!!!
Here's how things went.The first house a sfh my contract expired with no sale.Then I hooked up with the fund and had 5 properties to find buyer's for.One a neighbor when around us and bought it directly from the fund,which sucks because I had a buyer...frustrating.The second one we found out it had been taken for taxes.The very first house I got from the fund I sold this morning,didn't make much but kept a house from being demolished. So now I have 1 left.

Jan and Petra I have talked to my connect and he said he deals with so many properties and get so many people that don't actually buy.If you can get me a POF letter I can get you info on properties he has
