OfflineI live in north phoenix, I have worked and am working with the banks as a property inspector. I deal with real estate and delinquent properties all day long, more than I can keep track of.
I met an investors, but he must not have believed me when I told him I go to 40 houses a day; that may be late on payments; and possibly fall victim to the foreclosure process if not already bankrupt.
I want to turn my work into an opportunity to help those that are struggling, and help people looking for a home get a good deal, like dean says a win win situation for everyone.
I also have talked to a real estate agent who also deals with delinquent properties,
what I need are investors.
- I also need advice,
-advice on what contracts to use for the homeowners, or real estate agents that have the houses listed as short sales, and flip it to the investor.
- What contracts do I use, and what steps should I use when finding a buyer a property that is, bank owned or a short sale.
I'm new to this in every way and hope this is the place I finally get some answers.

Congrats for deciding to get into real estate and welcome to the DG family! With Dean you have access to all the information you need to answer your questions and move forward. You are in a perfect position for finding great deals and like you said, creating a win/win situation for everyone. But your questions covered so many areas - finding investors, buyers, dealing with foreclosures and shortsales....too much to be able to answer in one post :)Deans books cover all these aspects of investing, and of course you have the Forms and Docs section of this site to look through too. The wealth of info on how to build your buyers lists is incredible - and you will certainly find the strategy that works best for you. So take some time to read and focus on exactly what steps you want to take to fit the pieces of making a deal happen together! Its the combination of knowledge plus action that will get you the results you want.
