What are your plans and do you have down payment ready. My dealings with an owner who offers 100% financing is that they require a larger down payment. I have approached FSBO's like this one and they wanted 20-25% down. You will save on bank fees though so it might be worth taking it too the next step. Interesting deal you have hear. Don't forget to look at comps. Sounds like a great house...Jan
I looked at comps on zillows and this property is priced higher than anything in that area. They bought the house in 2007 for $147,000 and now has a value range of $121,000 to $163,000. Still learning, just trying to get a feel of things. Thanks for your help.

Zillow may not be the best place to comp a property out. Again I suggest calling a realtor for accutate and up to date comps or go to www.totalvewrealestate.com and use Deans program.

Good thing you did the research. Don't forget that once you see the phrase "Owner Finance" in an FSBO property you need to do your own thing as an investor. As what Jan Malek say, they always require for a lrge amount of Down Payment. It's one way to attract buyers. LA

CONGRATS on asking for advice .Irababao,anita and jan have great action items to take!! i would also add that you should call the owners and ask a few questions to find out the sellers MAGIC BUTTONS as dean suggests.i know you have some info but should talk with them further and LISTEN to what they have to say.they just may give you alot more info such as "we may be willing to have you take over payments,or no down pymnt and pymnts that fit your situation or....they may offer you a bird dog fee to sell it for them ...or you never know till you listen to all they have to say. good luck and WAY TO GET IN THE GAME !!
