We are trying to find out if anyone knows how to find the "heirs" who will become the new owner of record before the probate case is settled. Public record gives the name of the person deceased and "Probate Finder" is mostly listed properties by the agent. If you have any info to get to the new FSBO, please let us know.

The person you will be looking for in a probate case is the Executor or the personal representative. That is the person you will need to work with on probate properties. You will need to look through the court records to find the personal representative.

Thank you all for your help this is what we have been working on. We found the Representative or Executor, but no address or phone number. So I guess we will have to go as you say to the Courthouse for that info.

Hi, I live in Md. I have a friend who's brother passed away suddenly on Christmas morning,his twelve year old daughter found him. My question is what would be the best way to help the family if the brother didn't have a will ? So who would be the person responsible for selling the home? Will they let it go to the bank or probate ? The sister wanted to purchase but told that her credit isn't good enough.I beleive the parents are paying the mortgage and electric 900.00 a month which they don't and can't keep doing. No one is living in the home at this time. Thanks, Lisa

I'm in the High desert area and they told me that the probate files room was moved from Victorville to San Bernardino due to some state cuts which is like 35 minutes away so I guess I will go and spend some time at San Bernardino to keep learning... Have you done any deals using probate when you were in this county?

@futuregirl09 -The sister wanted to purchase and was told her credit wasn't good enough? How can she purchase if it has not gone through probate. Most property has to go through probate. There are ways to get around probate depending on your state laws. Certain estates can be done faster than other or can bypass completely. Pm me if you want help on this. Probate is my specialty. RE investing for 7yrs and probate six of the 7. Hope this helps
@ USAhomebuyiers- When you go to court look for the petition to probate in the probate file. It will ask for all heirs or interested parties and they will be listed there. Should list name and address. Cross-reference that info on 411.com or zabasearch online both are free. You can also go to the county recorders office and view the death certificate. There you will find the name of the informant(person who verified deceased identity) usualy it's a realtive. It will list their name, relationship and address. Again cross-reference. Hope that helps.
