I just started using Virtual assistants and they have been great. I am able to focus more on making the deals while they market the property. What's great is that they charge less than $300 per month for 3 days per week or you could use them 5 days per week for slightly more. Virtual Assistant Duties and Tasks

1.Professional, confident, courteous and concise in both verbal and written communication with buyers and sellers.
2.Research wholesale properties
3.Make reports on what was accomplished for the day and submit it to employer – twice a day, every two hours
4.Collect property information sheet and pictures from seller to market property
5.Learn website features by using online training videos
6.Post property information and pictures to website.
7.Import lists to website
6.Receive Incoming calls- Once a buyer or investor calls in, save all important info and get their property requirements. Introduce our website. Get back to them ASAP.
7.Voicemail - Check voicemail throughout day and return each call as needed.
8.Track property owners' phone numbers - If there is no phone number listed, track it down using zabasearch
8.Encode buyer’s information into website back office -Every time a buyer calls in, encode all required important information needed and get their buying criteria.
9.Consolidating files of potential buyers and motivated sellers separately.
10.Outgoing calls for sellers/investors- Calling sellers/investors and get all of their property requirements. Walk them through our website.
11.Outgoing calls to landlords to find out if they want to sell or lease option their rental property
12.Respond to emails from sellers, buyers and investors. Call if necessary.
13.Look for properties available for a certain buyer based on their criteria then if you find one, call back the buyer and inform him that you found the property he has been looking. Get all details and save.
14.Post ads on various sites - Posting ads for sellers and buyers on Craigslist and Backpage.com, Google, first thing in the morning and before leaving.
15.Contact real estate agents willing to work with investors to find short sales, foreclosures and other deals
16.Use email scripts, phone scripts, and forms when requested
17.Preparing mail-out lists- analyze and correct by sorting data until all unnecessary and multiple properties are deleted
18.Running comps to check if the price of the property value is high enough or fair enough.
19.Vacant house research - Do some research in vacant houses and take note of the owner’s name and address as well.
20.Setting up an account for utilities in a certain property (Electric, Gas, Water) when requested
21.Set up property showings between buyers and sellers
22.Learn new skills by attending online training and reading books and manuals when requested

I just started using them last week and they have been posting to alot of sites such as craigslist, fsbo, etc. They are charging around $5 hour and they are from the philipines. They provide a list of all the work that was done each day. It saves alot of time for me with the marketing.

Do they track how many leads you get directed to you through each marketing tool they use? It will be interesting to see the results. Will you keep us posted on that?
