I really want my main focus on wholesaling commercial properties. I know on this site it's mostly about residential property. So, I'm asking the question does anyone familiar with wholesaling commercial property? And, is there assistance within the DG Family as far as training?

Commercial Wholesaling is essentially the same process as residential wholesaling.
The differences relate mainly to:
1) The type and quantity of analysis required. While there are buyers who fix and flip commercial, you are generally going to be working more with landlord buyers, whose primary concerns are cash flow, CAP, and ROI.
2) The size of the pool of potential cash buyers, and their investment parameters. Obviously there are much fewer buyers of commercial properties. And they will have their own criteria for suitable properties.
A few additional suggestions in understanding the marketplace you will be working with: Learn about 1031 Exchange, find the cash buyers first, and only look for properties that match their needs, try to build a list that includes multiple buyers for the same types of properties. For example, if you want to focus on office buildings, or strip malls, or medium sized apartment complexes, then you need to have multiple buyers who specialize in that type of investment. find a niche, learn it well, and build relationships with people who buy, sell, and own properties in that niche. It is even more important for you to specialize in commercial than it is in residential.
