Many investors have asked where do I find my deals? As Dean says on page 227 of "Your Town" local newspapers run legal notices of foreclosures, auctions, etc. Also, tax sales and notice of forfeiture due to unpaid taxes are listed in the local papers. The first thing that I read is the legal section in the newspaper each day, not the sports section. I found one unit that was on the front page. The county had a meeting for a demolition hearing on the property. Needless to say, this was a motivated seller. I have owned this SFR for several years and it helped to become my building block for REI. If you are not reading your local newspaper you are missing a valuable source of information.

You can also find buyers if you look in the property sales/transfers and locate names of buyers or sellers that are listed multiple times
Take time to read 'Trustee Sales' and contact the owners of properties that are scheduled to go to auction
Place Bandits Signs around address of properties going to auction - investor buyers will be looking at these properties and see your signs

A legal was in Friday's paper for foreclosure auction. The deed of trust was taken out in 1998. The note is 14 years old and I say well seasoned. Even in the economic climate that we are in this note will probably have equity in it and will have investors interested. Many times at the courthouse the same core of investors are there. The local community has an ordinance that prohibits bandit ie politica signs without proper permit. Fines are hefty. Before placing bandit investors should check local ordinances.
