You're the investor. She doesn't have to pay you a referral for you to get paid. The buyer pays you because you include your profit in the price you sell to the end buyer. That's also how the realtor gets paid. The escrow company pays you your profit at closing. You will have to do transactional funding for REOs. Read Dean's 30 Days to Real Estate Cash before you do anything if you haven't already.

It is what it is 'til you change it.
If you can find a great deal on REO and have a buyer for said property, you can double close using Trans Funding and then immediatly sell it to your buyer in the same day.
You have to calculate the cost of Trans Funding,closing etc to price it to your buyer for your profit.
