I watched a house fail short sael, go in foreclosure, go to auction asking $470K. The bank paid $250K for a house they peddle 2 years for 2 times what the market will bear. Now it will go to a broker that will list it at 80% of FMV. Imagine that, FMV $315K means it will list at $250. How do I make a direct offer to the Bank? Write a letter to the deed holding address on the notice of trustee sale?
Is this through a realtor? Because if so the'll submit the offer for you! If not go to the bank and talk to them or go to google and type offer submition form or Bank offer submition form! Im pretty sure Dean has it too. Oh and if you go to your coart house they will give you a list of houses for free! Im pretty sure some of them are not on the MLS.

Look in the window of the property; since it has already been foreclosure on, there should be a white sheet of paper posted somewhere in one of the house's windows. There will be point of contact on that sheet of paper; either Asset Managers name or REO listing agent handling the property. Contact them before they put in the MLS if they haven't done so already. Do a search in your local MLS using either a local realtor's website (who doesn't collect your personal info to view the properties) or Realtor.com to see if the property already been listed and if so how many days it has been on the market.

Hi I am still a newbie myself.....I am looking at this property that is now up for auction' I do not have good credit or any money to put down.....how do I go about getting something like this....or is it too out of the way for me?
or partner venture (where you use someone else credibility w/ bank) to finance the deal. Give them a vested interest in the property through equity split that you both agree upon. HTH

The members of this site are so helpful. I would like to know which areas of the country are being hit the hardest with foreclosures. I am from Houston Texas and I would like to know which areas in Houston have the highest numbers.
