When looking at properties you should look for the expenses needed in the house. As I go through houses I use a one page evaluation form for each property I look at. I also use short hand any time I find a repair needed to save time.
- For example:
- DR = Door
- CPT = Carpet
- WD = Window
You may use any short hand you would like.
If I just put the short hand on my evaluation sheet it means that item needs repair or cleaned. If I place an “X” over the short hand this means the item needs to be replaced.

Question to anyone that has made an offer sight unseen and assigned the contract.If you make an offerwith out knowing how much work the house needs and the end buyers wants to know this how do you do it so that your price is accuate.
Altho I had an idea of how to estimate the needed repairs and compare to other properties from RE appraisal, but that was over 20+ yrs ago, I purchased from Barnes & Noble, the "National Repair & Remodeling Estimator" book. It really comes in handy, not only to support my estimates to myself, but also can give the needed hard info when presenting lowball offers to the banks on REO's.

I was watching youtube and I saw a guy do an inspection with a camcorder and it apealed to me as well. If pictures are worth a thousand words , camcorders gota be worth a mil. Not only can you record all the repairs but you can talk about them too. That is of course if you own a camcorder and some memory. I would delete the footage and just reuse the same media as soon as I move on to the next property. Anyone done this?
