Get the property under contract from the seller at a discounted price and then assign the contract to you buyer for an assignment fee. Find the contract/docs under student resources near the bottom left side of home page.

I've gone on Craigslist to look at sellers around my area problem is almost all of them have Brokers. I just wanted to know if I can still get involved and lock up the property and then pass it to a motivated buyer?
While reading Dean's and,listening to his vidoe blogs,I decided to sout around my neighborhood. I see a bunch of vacant properties, I go to the county courthouse and check them out. I'm lost at what to do next. How can I find out who holds the mortgage and all of that stuff? I think that is important in determining if I could make an offer. Am I correct? How should I proceed? HELP Please
I'm looking at a bank-owned 6-unit apartment building. I've watched it for a long time, finally making a move. Built in the 50's, needs some work and I want to get an inspection so I know what I'm getting into. Waiting on quote from guy who does these inspections but I suspect it will be expensive. Realtor says it is typical to make an offer prior to spending money on inspection but how do you know what to offer before you know what shape the property is in? I want to make a low offer but feel like the inspection could help justify to seller why the offer is low. Suggestions?

I made excellent money (by accident) investing in real estate in the Seattle area a few years ago. I understand the power of RE investing.
My issue is I am living abroad now, in Brazil for at least the next 3 years. I have some time to visit during breaks and wanted to know if it is practical to initiate deals with only 4 weeks of vacation time back in the US.
My hope is to build slowly while I am in Brazil, retire and then return to the US to invest in RE full time. Any thoughts?

I found 4 vacant properties, two with fannie mae and two with freddie mac. has anyone ever found this type of homes and was able to do anything such as aquiring them through any type of deal with these two organizations successfully or not....?

Because don,t know where to start for purchase no captial bad credit need help would prefer no money down method help how do I get started in this area from Ca.market is bad also. where do you go when the banks won't give out any info on property they own. I've been to a couple of auction cannot get a foot in the door. property go back to the bank I.m not qualify to get a loan my credit is all to bad and no real cash to work with. this Market can be very discouraging especially now. Just starting out here with Dean's program I've bought be a real estate millionaire, profit from real estate right now, and your town your real estate profits. I also have think a little different about real estate on the way....AND I JUST STARTED Dean's success academy. Seeing everything on here for the past couple of weeks has got me really motivated and anxious to get started but to be honest I'm scared outta my mind. I'm still in the learning/researching process of this whole thing because I know I want to be FULLY informed and knowledgeable before i just jump into this head first! The success stories that I see just blow me away and I know if they can do it so can I.....like I said before I am seriously motivated and highly anxious to get started on my "first deal". So in saying that is there any words of wisdom anyone has to offer for this newbie??

Thank You..Just received Deans book a few days ago.Started reading, and already have one property we are very interested in.Due to a current situation we are looking for our personal home to start(and wet are feet)...The house we are interested in is a Handyman specail.Needs Roughly about $6000 to $8000 of repairs that we will take care of ourselfs (being contracters of the nature).The selling price is at $39,100.00 cash or Owner finance with $15,000 dn.The FMV is Roughly about $123,00.00. The question is ..we dont have the dn payment would it be insulting to ask if the dn payment could be paid over a certain amount of months-This house needs plenty of TLC but its in a great location and priced just right,we feel. With a few months of living in it and fixing it up I strongly beleive it could be are first Commitment to becoming a Real Estate Millionaire...Love the book and will continue to learn.....Anyone that can offer some advise would be greatly appreciated. What's up DG fam, I just registered with this site a couple of days ago, I got Dean's books a couple of months ago and was impressed with all the info and testimonials. I know this system will work and can't wait to do a deal.There's a lot of info to absorb to get to the point of thinking that your ready to go after that first deal. I am having trouble. I am approved to get a loan for 57,000. Every time I go to get a house the loan company cannot do it because the closing cost is more then 5% of the loan amount. What can I do to get loans for these homes?
I know that in Dean's book he says it costs no money to do some of these deals. Now I know with talking to some people they say his 100 percent no financing deals are non-existent right now because that is how banks got in trouble in the first place and got into this "recession." I was just wondering how everyone else is starting off right now and what exactly I am not quite picking up on.
