Tax defaults and pre-foreclosure notices, visit your tax commissioner's office and your county courthouse to get their free lists. Contact these owners by looking them up on anywho.com, send them a letter explaining your services or better yet, leave a flyer attach with a business card explaining your services somewhere on their property (attach to front door or mailbox or slip through mail drop slot, if they have one).
Can anyone share any info on some techniques they have had success with.
Especially some NO MONEY NEEDED deals ( I know , NO MONEY DOWN has many meanings )

Has anyone had experience with the Tax Club? We were told that we were going to get a call from them to discuss creating the Buisness and how to keep the money you make from being taken by the IRS. Now we spent another $3000 and thought we were getting all this stuff from them and it ends up all the appiontments they set up for us were to try and get us to spend more money on each of the items they said they were giving us with the $3000 we already paid.
I feel we got scammed. Please anyone who has heard or delt with them, let me know if we got duped.

How is everybody doing? I read "Be a real estate millionaire" about 3 times now but I am new to this site. I have a quick question and I hope you guys can give me an advice. I'm working on getting seller's financing on my first deal, seller is the owner with no mortgage on the house. If I would to get my promissory note together and signed it with the seller, when can I sell or rent that house? And my second question is, if I would to sell it do I end up going to closing or is the original seller responsible for this? Thanks in advance....
Welcome!!! With all the paperwork in hand,you would fill out the contract/note with a date that you and the seller agree when your payments would start. So, you decide how much and the terms. It's all in the terms. I once heard an investor say "Would you sell your house to me for a million dollars" The lady said "of course i would" the man said ok, well let's draw up a contract that states I will pay you $1 dollar a day for 1 million months. So, with that said, you and the seller agree to the terms. You agree to a date where you will start making your payments. You want a retail buyer in that house (or renter) BEFORE your first payment is due with the seller.

I am a newbie in more ways than one and I need a little help geting started, a push in the right direction. I finished the book and I am reading everything I can on the site and I just need a little.... uplift.... because I don't know where to start, or what I should do first. I'm also new to the area I am in, Queens NY, I've only been here for 5 months, great timing right? lol and I would normally say that I don't know if it's possible to do it here but after reading Dean's newsletter from his latest travels ... it should work anywhere. So if anyone has some words of wisdom to head me in the right direction, specially someone in this area, it would be greatly appreciated.

I am new to posting on this sight. Glad to be here.
Here is my situation. I have a couple who must move out of state in 3 weeks. They will give me an option to buy at 225k on their property (worth 300k conservatively). I have agreed only to register the option after getting a buyer on contract. Problem is I don't have an Option contract. Thought there would be one in the DOCs section, but no. Does anyone here use options? Can someone help direct me to a reliable option? Time is of the essence as they need to move by NOV 1. I won't start promoting the auction until I have it on an option. This will be my first deal and is quite important as I have been out of work for 18 months, been without any unemploy benifits for six weeks and am completly out of money. Any help or suggestions would be greatly appreciated.

While reading Dean's book it mentioned a spreadsheet that you could use to track you expenses. I can not find the speadsheet. Any help would be greatly appreciated. Like Dean said if I don't change my mind set no matter how much I make I will always be broke. Thanks agian for your help.

I am entirely new to this. Is the foreclosure & downturn in housing market over? I have no credit cards, and no good credit score. All of my applications for credit cards have been denied. I am disabled, and have trouble with jobs. Medical bills are my big credit problem.
I just ordered Dean's books and now must wait for delivery (2 to 4 weeks). I don't have enough in ETF to pay for priority shipping or audio form of the books. I certainly don't have enough, therefore, to pay for Dean's coaching program yet.

As with many of you, I've picked up Dean's book several months ago and finished reading the book over the weekend and got motivated. I've been doing some active searching in my neighborhood and found a 6-family building in a middle of a short sale. After doing some additional research, I found out that part of the reason the building is already at a "discounted" price was due to the fact that the building is under SCRIE. I was just wondering if anyone had any prior experiences dealing with SCRIE and what are some complications and common issues that would make a investment such as this go sour.

I need to know how to find a short-term lender. I have an opportunity to do a deal for a passive income but need earnest money of $3k. On another deal, I need to front the financing fee of $700. Both are needed for maybe 30 days. Can you help?
I originally bought my house in May 08, as a short sale.
I am trying to refinance and lower my interest rate with no cash out.
The underwriter is denying our loan because we owe 142,000 and our house appraised out by their appraser at 212,000. We were told we need to come up with receipts that value 72,000 for repair or improvements on our house before they can approve my loan. Isn't in the banks advantage that we have so much equity in our home already. I tried to explain it was a short sale originally when we bought it and already had equity in the house.
I have already paid for the loan process and do not want to have to pay another loan application fee, any suggestions what I can do?
I just finished reading Profit From Real Estate Right Now. I found Dean's instruction and descriptions extremely clear and easy to follow - so many great examples!
So here's my question for all of those very experienced folks out there! I have a buyer who falls into the description: .....been renting for many years, lives in Manhattan and wants to now buy a property (1 - 2 bedroom apartment) but does not have a huge down payment - how can I help this buyer get into a great deal and make myself some money too! I do not live in Manhattan (I live about 25 miles away) so I'm not familiar with the Manhattan market.

i would like to know how you can pin pont a great reo or pre-forclosure deal from the bank. I live in new york and i have beencalling banks like crazy but of course they give you the run around or direct you to the web site. Is there any other way to obtain these listings other than the banks? if so where? I also think we are looking for deal where everyone is looking. We need to come up with other options if we put our heads together cause we are all here for a purpose, to be financially independent and stable so lets make it happen and help on another
I think that the best deals out there are the ones that no one knows about. I would be targeting pre-foreclosires and for sale by owners. In Deans book it talks about how to target people in foreclosures. Do what he states in the book.
