Newbie Needs Help

Hello everyone,
I am really new to this and need help with a few things, I have no income, have bed credit and Iam trying to find Hard Money, Private Money Lenders and I am not haveing very much luck.

I have red the books watched the videos and done my due diligents still haven't done my first deal, but I know that I will be soon. (I BELIEVE)

Hello, Someone will read this post and hopefully be able to help me. 2007 I sighned a lease purchase option. And about one month later the owner was trying to force me to buy the property before the two year lease is up. I could not afford to buy the property and have credit problems so I did not qualify for a loan. The ownner stop paying the morgage. The house is now up for short sale and is in forclosure. Does any one out there have any creative ideas I can use to keep this house? It is a beautiful 2200 sq.feet contemparary home built in 2005 In excelent cond. 4bed rms 3baths. second story hme. With the gourgeous montain back drop as a view + city lights I will post pics soon Please helpme I have lost 30.000 in this home

Bandit Signs

Does anyone use bandit signs to advertise? If so, what do you do to avoid being fined. If I do this should I use a pre-paid phone that can't be trace to me?? I want to get started but I don't want to have a problem with the city.


Constant Phone Calls...

I am new to this. Very excited. Just received all of my material. Am going to lock myself in my office for 2-3 days and saturate my brain with as much info as I can possibly take, then take a one day rest and do it all over again. I am, however, getting a little overwhelmed by the amount of phone calls I'm getting from a person who originally represented themselves as being involved with DG. After getting deeper into coversation and asking repeated questions differently, he told me that he has nothing to do with DG and that he is with a company called PMI.

Has anyone been contacted by this company to be their next "success story" and if so, are thy legitimate? He's looking for an "investment" to train directly with real estate professionals. Please advise with any info that would be helpful. Thanks.

This sale shall be contingent upon the investor finding a buyer that shall qualify for financing according to accepppted criteria of___?______ and its funding sources. please help dont want to sound like i have no idea what im doing when talking to seller and asking him to sign a contract that i cant explane. THANKS

you're going to have to do your due diligence and find out what other comps have sold for in that area (use comps that are no more than 0.25mi-1mi from) where subject property is located. Also run a title check to see if any other liens are against the property and the exact amt owe to the Lender(s) the Seller got the loan on the home from. Find out what repairs (if any) need to be done to the house and if any systems in the house need to be updated or put in (i.e. A/C cool/heating). Take all that information you gather; substract your profit, repair costs, closing costs if you're going to hold on to the property from FMV & present your offer to the seller. Make sure you have your exit clauses in the contract; inspection contingency & appraisal.

Does anyone have a sample Finder's Fee Agreement that I can adjust for use in Nebraska?


Miss payments

Try to find out out many payments the owner is behind on. Also go seek advise from a real estate attorney to find out what your rights are! since you were coercion into trying to buy it early before your lease option was up. If you can come up with the money some how to bring the owners payments current; have him sign the deed over into your name to keep the house for yourself. Also find out what is monthly mortgage payments are (include taxes, insurance, principal & interest) and any HOA fees (if applicable).

MLS Listings

Hi,
I just started reading the book and I have been reading of this Website for about 2 weeks now, and I believe this is great, how everyone here is able to help each other!
So, I found a foreclosed property in NJ, that was about 50% under it's Fair Market Value, I went to look at it and it is a very good deal. Now, since I have no money right now, and I'm not pre- approved, I was looking for buyers to re- assign this property to.
As I replied to some Ads via email, a few buyers, showed interest but they questioned me, on whether or not I was the owner, and I told them, that I was also, an invetor but that I couldn't close on this property because the bank was looking to close by the end of the month and I had other deals I was working on. Any how, I stated, for a finder's fee they can make an offer and proceed with this particular deal.
This one buyer replied, and said "I'm not sure how you get a finder's fee on MLS listing", "I thought one needed a lincense to get a finder's fee as an agent".

My question is, What is MLS?, I never told anyone that it was a MLS listing...

Also, Why do I need to ask the buyer for a finder's fee? I thought that I should adding my profit on the Seller's Side. I had already asked the Real Estate Agent about my profit and it was ok, as long as th bank accepted the offer...

So I'm confused about that.

Can some one please help me under stand.

I'm new to all of this just finish with both of Dean's books and still I am at a lost to were to start. I've been trying to get some of my friend to get in this with me but they think I'm wasting my time. I've been wanting to do something like this for years and I've always listen to others and been discourage. I decided that I'm no longer going to listen to the negative.
