CAN I GET A FINDERS FEE FROM A REALTOR

I KNOW A REALTOR, NOT REALLY FRIENDS MORE SHE SENDS ME EMAILS OF THE LATEST PROPERTIES AVAILABLE BECAUSE I WAS LOOKING TO PURCHASE FOR MYSELF. I REALLY DON'T HAVE THE DOWN PAYMENT NOR CREDIT, BUT EMPLOYMENT IS THE ONLY THING GOING FOR ME RIGHT NOW. MY QUESTION IS, IF I FIND AN INVESTOR FOR ONE OF THE PROPERTIES SHE HAS SHOWN ME, CAN I LOCK IT UP WITH HER AS THE REALTOR? OR WOULD THAT BE INAPPROPRIATE? IS THE FINDERS FEE MORE BENEFICIAL TO ME IF I'M ONLY WORKING WITH BUYER/SELLER SCENERIO?

I'm not sure if I understand sunshinenursing's question but,

isn't there a way to work assignments using an agent? As far as I know there definitely is. In which you and the agent either get or split the commission.
If you can find an agent willing to do assignments with you then that may be the beginning of a beautiful relationship. Isn't that right?

Welcome to the DG family, we're very happy to have you here. Actually you can use a realtor for an assignment, but as you yourself said she would get her commission from the end buyer which cuts into YOUR assignment fee. That's why it's better to do it without an agent and keep all the CA$SHOLA yourself! (Nothing against realtors) I think you're confusing a finder's fee with an assignment fee. The finder's fee is what an end buyer would pay you for finding them a deal (in which they would decide the amount), the assignment fee is the difference from what YOU negotiated the contract for from the market value price (or at a discount) which is usually more of a profit margin. So YOU decide what you make on it, which is the best way to go, in my humble opinion.
