I just got off the phone with the CEO of a large local bank. They are qualified to do billions of dollars in loans. He personally has been in the mortgage business for over 35 years. He has personally met one on one with guys like Alan Greenspan. You know what he just told me? He just said that he has personally never seen the mortgage market as bad as it is right now. He said it is going to get harder and harder to qualify for investor loans for at least a couple of years. Some banks are even eliminating investor loans altogether! My skin started to crawl because I was getting so exited with what he was saying. Do you realize the opportunity this is creating? This is going to allow us to buy properties at half price and LESS! Rental rates are going to continue to climb. The rental rates in my area have went up 20% in the last 12 months! It has never been this easy to generate positive cash flow. New housing starts have shut off. When the market does turn around and banks open up again property values are going to sky rocket! If you are not in this game then get off the sidelines and get in the game. My net worth is climbing at about $50,000 per month. There has never been a better time to buy real estate-get started. What you do in the next couple years could set you up for the rest of your life. When you run into obstacles break through them! Don't listen to a critic and disappear, your getting to a million dollars! Don't listen to the media and miss your chance, your getting to a million dollars! Don't chicken out after 2 months of hard work, your getting to a million dollars! This is YOUR CHANCE! GET IT DONE!!!!!!!!

I am with ya! I just got off the phone with a motivated seller. Offered me a $235,000.00 investment property for $50,000.00. house needs minor repairs. I plan on assigning it for a nice profit.

WOW Just want to tell you CBR that i finish reading the book! This is not my first realestate book that ive read so I'm a little familiar with the realetate world. But the book gave me the rest of the answers that Ive been stuck on for years!!! The book is amazing! I gave it to one of my friends to read until his book comes in the mail! We are going to read it about 3 more times on the chapters that we are not confident on YET.
IT looks like we are going to tackle the ASSIGNING world of realestate and be very very good at it so i can be like you and start buying up properites. YOU are awsome. You are right its time to start getting off our butts! Because the next future millionaires in five years are the people that are getting things done NOW!

I heard that the dollar is being de-valued. They want the Euro to do better than the dollar and the dollar is definitely going down. Are you aware of any of this?

Yes the value of the dollar is falling but it is not because they want the euro to do better. It is because the government keeps pumping the economy with more money which causes the dollar to be worth less. So with the dollar losing value that keeps real tangible things (real estate mainly) worth even more due to the fact that tangible things are a hedge against inflation. Inflation is really just the dollar losing value.

I'm glad you decided to assign contracts. There is a lot of potential with that right now. Here is what I am finding that works well. Start networking with real estate investors and people with money in your area if possible. Build a buyers list of qualified investors that have cash. Find out what they want to buy (single family homes, duplexes, four plexes). Then go out and market to people that have properties that your buyers list wants. That way when you lock up a property all you have to do is send an email or make a phone call and the property is sold. That is what is working for me.

The house was inherited by two brothers who don't have much interest in it. They are young and do not live in the property. I get the feeling they don't get along and just want to rid their relationship of the burden of having a house in both their names.
I would love to purchase this one but I am in pre-foreclosure in my own house and need the $$$ to bail myself out. How much do you think I can assign this property for?

I would try to assign it for around $120,000. Which would give you about $70,000 in cold, hard cash!!!

Thank you, CBR, for sharing that news! The game switches gears. The winners switch gears with it. It might take more fight, but those that are determined will INSIST that it work. I think of people on this site that I have great respect for because they take the obstacles in their way and somehow crush them up and turn them into something benign, using them as leverage in their course, rather than an excuse to step back. Let's all keep each other going! Giving up is not an option.
