The rent we will charge should be right around $800 per month.

This is my quote, sounds very high to me:

Monthly fee $85 x 12= $1,020
1 year lease commission $600
Annual maintenance fee $125

$1,745 which is 18.17% of $9,600

one time set-up fee $75

$1,820 which is 18.95% of $9,600

Yellow letter campaign... Test results

I recently ran a very small "yellow letter" campaign to test response rates & see if I wanted to scale up this particular campaign. I ended up getting about 11% response which was better than expected.

Also out of that campaign I got 1 deal, which is a cash-flowing triplex in Phoenix, for $28K.
It comps on total view for $58,200. Think Im just wholesale this one to a cash buyer instead of holding it myself because it needs probably about 5-7k in repair that I really don't feel like doing.

Deal or not?

So looked at a potential cashflow property today to assign. Seller is asking $41.5. When I talked with him on the phone, he said he had already discounted it from $47K and had lots of potential buyers who could not get a loan from the bank. He said they had jobs and money but could not get a loan. It is an old mill village home so the neighborhood speaks for itself although it appeared to be a neighborhood that did not seem to be dangerous. haha.. you know what I mean.. He has put on vinyl siding, added all new windows and laminate flooring. He remodeled the bathroom and added an 8' closet. Most mill homes that have not been updated do not have closets. It does not have central Heat and Air. It has a gas stove that he said heated the whole house and a window a/c.

Hello to all, my question is a lease or any type of paper work should be used only to set up guidelines on specific terms I wish to address in writing. HOLD ON the tenants are close family members, that is the ONLY reason I have allowed them to consider the basement.

ps: They insisted in the basement because it is much cheaper to rent any top floor apartments.

Determining Rental Locations

I'm curious how others determine which areas are predominant for renting compared to fix & flip, wholesale, etc. I rented when I was in college, so I can see how a college/university area would demand high rental units. But what other type of people rent? What other local factors can contribute to a high number of rentals? And why would people rent when they can do a L/O instead? I feel like I'm stuck seeing only one side of the coin. Can anyone please help clear this up for me? Thanks!

Hello DG family am asking for advice and info and guidance on a deal of 2 mh parks & 22 acres to develop for mhs also have veiw hud site and gov grants still
lil confused, ask price is 2.5mil for parks and land ; 200 mh will cost deliver and set up 6.61mil with a total of 9.1 mil cost to develop. HUD FMR FOR 2B/2B is 567 but will purchase 3 & 4 bedrooms which fmr are higher for these.. Hud will insure loan and let ya carry it 40yrs. Well rent sec8 hud program.
