I haven't lost my excitement, but I am stressing

I have a property in San Antonio TX that I will soon put under contract. But I have not found any interested buyers from the area that are interested. I am placing advertisements in Craigslist and Postlets. I know there is no giving up. I will have a buyer by next week. I have to!

I just sent 5 postlets to my buyer in a location he had requested. I only disclosed the city and he said that some of the properties looked promising. He indicated he could be sure unless he new the exact location. I went forth and gave him the addresses. I do not have any of these properties under contract and wanted to be compensated for a bird dogging fee. Now I feel regret for giving him the addresses because what is keeping him from Googleing the properties himself and bypassing me. What did I do wrong so I can fix it next time?

What I've learned so far...

I almost made the same mistake; not that I've done many deals yet. I am still working on the 25:1 strategy by placing 6-8 offers per week, even if not all in the same state. Now, something I did learn from listening to the pros - Andrea, Joe Jurek, etc. is to just state the area and describe the property to the buyer; square feet, bed/baths, year built, rehab needs, approximate ARV, etc. and let the buyer know you have just placed offers on this and are looking for your buyers at this time. When you get it under contract, then you will call him or email him all the information. If he is still interested, you will gladly place him on your buyers list. I have been doing this lately and some have been very appreciative of my honesty, and especially for calling them to include them. Others have not wanted to buy through a wholesaler, and that's ok.
