Paul, I like your user name. Have you read any of RK's books? And, just curious, but in todays slow market with good comps hard to find, how does one go about getting an accurate FMV? Besides visiting my target neighborhood, and the help of my Realtor, I have been relying on calculating the ratio between the accessed value and the appraised value.
Any tips that you may have from your appraiser days?
