WHEN to Build

WHEN is the big ? If you are building.

Do you Really want to BUILD when its rainy or sub zero temps?

Think about this...ever tried to paint n the Rain?

When you try to build during rainy season (I know WE cant control weather), the process is WET and affects materials to bow, shift bend and twist, and yeah, thats right MOLD.

Floors, walls and overall construction CHANGES from what is Suppose to be, resulting in Problems due to wet and/or temps.

Heat expands and cold contracts.

Results:
squeeky and uneven floors and joist, foundation settle and cracks

bowed walls

NO 90 degree corners- check them you'll see

Kitchen and baths

It's not news to anyone that the kitchen remains a hub. In response, though, kitchen islands have to work harder than ever before: dining table, homework station, prep space, storage unit, and a place to hang out. It's the advent of the super-island. Consider adding an island to the kitchen when rehabbing and bring that old outdated home into the 21st Century. If you don't know the census numbers by now, pay attention: In the next 40 years, the over-65 population will grow to 88 million, and the over-85 population will grow to 19 million. That's a strong case for universal design that's stylish, sexy, and appealing to all ages. Large, easy accessible showers will make a great selling point.

My tip of the day for renovations... GFCIs

if you're doing house renovations to flip or to hold, make sure you have GFCI (Ground-Fault Circuit Interrupter)outlets in the kitchen and bathrooms (and outdoors if applicable)installed. Older homes usually don't have them, but if your property is located in a city that requires city inspection, or you intend to rent to Section 8, you will be required to have GFCIs installed in your properties. GFCI is a fast-acting circuit breaker designed to shut off electric power in the event of a ground-fault within as little as 1/40 of a second; it helps protect against harmful shocks, fires, overheating, and destruction of wire insulation.

"There are plenty of little things you can do on a budget that will go a long way and make a big difference in a small space like a bathroom," says Kathryn Cherne, owner of Design Inside, an interior design firm in Chicago.

If there is one special feature that every prospective homebuyer looks out for it's a working fireplace. Nothing can beat a cozy fire on a chilly night. Whether it's family game night or a romantic evening for two, a fireplace is a warm and inviting feature in any home.

Wooden Floors,,,,,,,,, junk, replace, or refinish?

Boy I found a great article to read that discussed repainting wooden floors rather than replacing them and making them look really nice. Many people think that old wooden floors are an eye sore and need to be replaced. But those with a little bit of creativity and imagination can really make a house sing. I hope this article helps you like it helped me.

High End Kitchen Remodel

So I was reading a post that discussed making sure that you did the right type of remodel in the kitchen if you lived in a more high-end neighborhood. This won’t be your typical starter home neighborhood flipper. Sometimes you need to step it up and get with the crowd and really sell your home through your kitchen.
If you do, I found this great article that can help you transform your kitchen into a nice kitchen that the stars would be jealous of.
Enjoy!

Sleek stainless appliances and shiny granite counters may get all the attention, but the real star in any kitchen is the cabinetry.
Cabinetry affects the way your kitchen looks, feels and functions.

Storm Windows

If your windows let in anything other than a view, you may be thinking it's time for replacement windows. But not so fast! You may want to consider storm windows instead, which offer the insulating properties of replacement windows but for a fraction of the cost. Some experts even argue that when laid over existing windows in decent condition, storm windows insulate better than replacements do. One group in particular has favored the use of storm windows over the years—owners of old houses. Why? Because storm windows allow improved insulation without harming the original windows or, by extension, the home's architectural character.

Exterior vs. Interior
